The single family home investment ecosystem has gone through some massive shifts, and has more coming... but that shouldn't be bad news for the space.  

Major context changes create major wealth windfalls.  

You just need to be on the right side of them.  That's why I'm so invigorated by this space.  

I see major category potential for market value.  
I see the opportunity to set new standards.
I see a space ripe for partnering, community building, and lightning fast word of mouth.

Let me explain-

The context changes that have happened:
1. COVID made a sleepy, old school industry rapidly digitize in order to serve the consumer (investors & residents).
2. Wall Street poured massive amounts of money into the asset class causing venture capital money to flow towards the vendor ecosystem.

Up next:
1. AI is coming to completely change the ration of dollars spent on labor vs software.
2. The greatest wealth transfer in history will have Millennials and Gen Z demanding Amazon-level operations from the property management and vendor space (or they will figure out how to do it, themselves).

This sounds scary, but if you're a student of category design, you know a few things that should make you salivate at the opportunity...

- category winners capture 76% of the market share while everyone else fights for the remaining 24%
- new categories are created when a change in context creates a new problem that requires a different solution
- the company that can describe the problem the best will be believed to have the best solution

So a major economic windfall is coming for the winners.

How do I fit in?

- I've dedicated my life to figuring out how to build go to market motions through community building over the last 10 years, and it just so happens that some of those same context shifts have made community building and partnerships the 2 most effective go to market motions today

- I've been relentlessly obsessed with category design since reading Play Bigger 5 years, and have deliberately evolved a skill set and experience within the discipline that less than 100 people have in the world today

 - I happen to have applied both of those skillsets within the single family home investing space, leading to massive success for one of the premier players in the space (JWB Real Estate Capital), while serving multiple other clients, building a world class team, and becoming an investor myself

If you see what I see... a tsunami of prosperity coming to this space... and you are ready to win by looking at it differently... I'm your guy.

Let's be category kings.

We won't get to a different future with AI by doing the same things- like building top down technology.

The SaaS playbook was to start with the tech and inject it into existing operations incrementally.  The goal? Do the job better.

But everyone agrees that AI is here to REDEFINE the work, so why would you take the same approach?

That's why we started by OWNING THE OUTCOME first:
- build a team of expert maintenance coordinator RTMs that can embed themselves into property management companies, take the work off their plate, while training an AI copilot

What happened next was 1 part what we hoped, and 1 part something we didn't expect.

What we hoped:

The AI improved enough to guide decision making, but need human implementation first.  Then the AI got good enough to fully drive the bus.  That's where we are now- 
🤖 AI taking 97% of decisions and tasks of maintenance's plate, 
🤖 AI reducing WO completion time by more than 2 days
🤖 AI closing out 9.7% of work orders without dispatching a vendor

But here is what we didn't see coming:

Just like everyone else transforming into an agentic AI operation, we hit the ORG CHART INFLECTION POINT-
"what do we do with the 50+ person team that was coordinating maintenance?"

And we did what we tell our clients to do-
Reimagine their roles for more meaningful work.

THE BIG AHA- 
The data to train the AI is the easy part.  
Smart escalation management is what makes autonomy possible. 

So our team of expert maintenance coordinators turned into AI coaches.  Here is their new role:

🔨 Analyze and update new client SOPs to make them AI ready
🔨 Monitor and update procedures for edge cases
🔨 Coach our clients through their org chart inflection point

Because let's face it- 
Maintenance AI has two fatal flaws.
 It breaks on edge cases.
 And it automates bad operations.
