My focus was on providing robust leadership & guidance to Sandton Sky a prestigious 16-story residential apartment building, ensuring seamless preventative maintenance and facilities management in line with the building's mission and vision. Here's a some off my key achievements:

Efficient utilization of resources was pivotal in optimizing operations while staying within budgetary constraints, ensuring financial prudence and operational success.

♦ Proactive Facility Management:
My proactive approach to facility management, including quarterly camera maintenance, yielded remarkable results such as apprehending high-profile criminals through enhanced surveillance capabilities. This strategy not only reduced security incidents but also ensured optimal security performance, highlighting areas of improvement and strength.

♦ Long-Term Budget & Preventative Maintenance:
I developed a comprehensive ten-year budget and preventative maintenance plan, aligning with regulatory requirements like the Sectional Titles Management Act, facilitating accurate tracking of maintenance expenses and ensuring long-term asset integrity.

♦ Risk Assessment:
Regular risk assessments, conducted using NEBOSH IGC accepted methods, enabled the identification and mitigation of risks and hazards, ensuring a safe and secure environment for occupants and assets.

♦ Expert Knowledge in:
I possessed expert knowledge in critical building infrastructure including Daikin VRVIII HVAC systems, HIK Vision camera surveillance systems, Aritech Fire Panels, ONITY Hotel Lock Systems, Doosan standby power generators with Deep Sea Controllers (DSE), and overhead fire suppression systems, among others, ensuring optimal performance and reliability of key building systems.

Coordinator of overall operations for a luxury high-rise residential building comprising 294 units, my aim was to ensure effective and professional management. Here are some notable achievements and experiences that demonstrate my expertise in facilities management:

♦ Implemented a comprehensive turnaround strategy by conducting a thorough investigation and assessment of all facilities. Analyzed the data, I created a priority list to address maintenance needs, enhance exterior appearance, improve gardens, and address safety concerns. I effectively communicated these improvements to residents, providing reassurance during the implementation process.

♦ Established an efficient finance and administration support system, filling a gap that had not previously existed. This system enabled accurate and up-to-date weekly reporting, access to financial reports, improved risk management, and enhanced resource control.

♦ Successfully cleared the maintenance backlog, paving the way for opportunities to upgrade and improve facilities.

♦ Oversaw day-to-day facilities operations to ensure customer satisfaction. This included training, monitoring, and evaluating vendor performance.

♦ Achieved higher occupancy rates and increased demand for the property, enhancing its reputational value.

During my tenure at Sandhurst Towers, I encountered challenging incidents such as arson and attempted suicide. These experiences equipped me with valuable skills in working with the media, emergency services, insurance providers, and fire investigators. These incidents received coverage in the national press.

Provide a quality service at a cost effective price, while maintaining a constant flow of work. Primary business was property maintenance and small building works.

ACHIEVEMENTS:

♦ After the first nine months of operations I had achieved a profit, (free & clear) of R60K.

♦ Work was received through my network and relationship management efforts with previous clients. As a result my client base grew, as did my brand.

♦ Services provided to my clients, roofing, painting, small construction projects, waterproofing, tiling, decking, built in cupboards, drainage systems, irrigation systems, bathrooms, Paving and home renovations.

♦ As a business owner I projected budgets, additionally I planned future work, managed the current projects, costed the projects, procured all materials, organized the labor, used my ample creative problem solving skills to ensure my business survived.
