Africans are running divisions at Google, McKinsey & Company, and Goldman Sachs. But we rarely build million-dollar companies together. I used to believe the stereotypes. Then I proved them wrong.

I drove 3 hours at night to meet a real estate broker for a 15 mins coffee chat. Six months later, he gave us our first institutional deal. Sometimes, you need to do the "abnormal".

His name is Tai Cohen. One of the top brokers in the market. I found him on LinkedIn, sent a connection request, congratulated him on an award he'd won. 

He accepted.

I followed up. Told him I wanted to meet in Charlotte. No response. 

Followed up again. He finally replied: "I'm not in Charlotte. I'm in Charleston. If you want to meet, come to Charleston."

So I did.

He wanted to meet at 7:30am. 

I live three hours away. That means leaving my house at 4am. I packed the car, drove through the dark, got there on time.

He rolled in at 7:45am. Apologized. Said he had an 8am call he couldn't miss. 

Asked where I was staying. I told him I wasn't staying anywhere, I drove in just for this meeting.

He looked at me different after that.

We had 15 minutes. He bought me coffee. Asked what deals we'd done, who we'd worked with. 

I told him the truth: one deal as co-GP, some passive investments, and I'd moved my family to Charlotte to be boots on the ground.

Before he left, I handed him a gift. Told him that since he's one of the top brokers in the market, I brought this so we could celebrate our closing when it happened.

He stared at me. "You don't even know me and you're bringing me a gift?"

Then he said: "Now I owe you a deal."

That was September 2020. We didn't get a deal until April 2021. 

Six months of follow-up, deal reviews, conversations with his partner John Phoenix. 

But that 15-minute coffee meeting opened the door to our first institutional deal and it was off-market.

Tenacity isn't about being pushy. 

It's about showing up when it's inconvenient, believing before there's proof, and treating people like partners before they've earned you anything.

Most people wouldn't drive 3 hours for 15 minutes. 

That's exactly why it worked.

We left Maryland at 4pm in a storm. My wife was pregnant. My daughter was 3. I had no idea if Charlotte would work. But staying comfortable wasn't going to build generational wealth.

February 2020, I'm at a multifamily conference in Colorado. Someone looks me dead in the eye and says: "How you gonna compete with me buying deals in Charlotte from D.C.? There's no way."

He wasn't wrong to ask. Long-distance real estate is hard. 

But that question stuck with me.

Me and my wife had the conversation; the real one, the scary one. 

We flew into Charlotte, scouted neighborhoods, found a rental property. My wife had just left her job. 

XSITE Capital Investment was showing promising signs, but nothing concrete yet. We had faith this was going to create the financial freedom we were chasing.

By August 2020, we made the move. Sold our house. Hired movers who packed everything and drove it down.

The night we left, the clouds were heavy and dark. 

Storming badly; rain hitting the windshield, visibility almost gone. My 3-year-old daughter in the backseat. My pregnant wife beside me. And I'm thinking: this has to work.

My baby sister helped us caravan our second car through it. 

Moving in faith isn't about being reckless. It's about making a decision so definitive that the universe has to shift something on your behalf.

Julius Caesar did this in 55 BC when he invaded Britain. After his troops landed, he ordered their ships burned. 

No retreat. No backup plan. 

His soldiers watched their only way home go up in flames. They had one option: win or die on that beach.

They won.

Three years later, we built what we moved here to build. Charlotte became home. XSITE became real.

If you're sitting on a decision that requires faith (the move, the career shift, the business launch) ask yourself: am I waiting for certainty, or am I ready to create it?

Sometimes you just have to drive through the storm.

We're raising $50K investments. A guy asked: "Can you actually evaluate these deals?" We froze. We had no idea. That honest moment led us to the education that built $243M in acquisitions.

In early 2019, Leslie Awasom, CRNA and I registered XSITE Capital Investment. Julius Kunle Oni, M.D. FAOA joined us a few months later. We'd bought a $97 course from Grant Cardone, learned multifamily investing existed, and hired a mentor.

Our mentor told us: "Start raising capital. $50K minimum. You're buying deals in the Southeast."

So we did.

We created investor decks. Started conversations. Told people we were operators ready to deploy capital.

There's a term for what we had: ignorant enthusiasm.

Ignorant enthusiasm gets you moving. It's the fuel that starts the engine of learning and growth.

If we'd waited until we knew everything, we never would've begun. That enthusiasm (even without complete knowledge) is what pushed us to take the first step.

But at that time, we didn't know how the entire process worked.

We couldn't underwrite deals. We didn't know how to evaluate properties. We didn't understand deal structuring.

But we were out there raising money anyway.

Then someone asked: "Do you guys actually know how to evaluate these deals?"

We froze.

Here's where most people lie. They say "Of course we do" and keep pretending until they destroy everything.

Leslie and I made a different choice. We admitted the truth: "No. We don't."

That took courage.

Because admitting you don't know when you're raising capital feels like signing your own death certificate.

But we realized: honesty is the only foundation worth building on.

If we lied, we would've raised money, bought a bad deal, lost people's capital, and destroyed our credibility.

So we did what most people won't: we admitted our ignorance and immediately went to fix it.

Leslie found a weekend bootcamp. We registered that day. We learned how to underwrite deals, evaluate properties, and structure deals properly.

That bootcamp led us to Boston where we met Brad Cangiamila and Christopher Lento, partners on every deal since.

But none of that happens without the courage to say "I don't know."

Most people would rather protect their ego than build something real. 

That's why they fail.

Here's the lesson: Ignorant enthusiasm gets you started.

But when someone asks you a honest question to which you don't have the right answer, you need two things:

The courage to be honest about what you don't know and the discipline to learn it.

We admitted we didn't know. We learned. And that foundation carried us to $243M in acquisitions in 6 years.

So if you're building something and don't know the full extent of what you're doing, that's okay.

Just have the courage to admit it. 

And the discipline to learn it.

I have three kids under 10. Some days they jump on my neck screaming during calls. I can see it as chaos or blessing. I choose blessing; I'm home to see my kids every day.

Let me tell you what my last week Friday looked like.

I had 6 investor calls scheduled. Back to back. We're raising capital for The Park at Arlington.

One of my kids needed help with homework, another was running around the house, the last one was aggressively demanding my attention.

Between calls, I helped with homework. Answered questions. Played for 10 minutes. Got them settled.

Then jumped back on the next call.

It was chaos. But it was also beautiful.

Because here's the reality: I'm home.

There are parents who leave before their kids wake up and come home after they're asleep. Monday through Friday, they barely see their children.

I'm not better than them. I'm just in a different season.

But I don't take it for granted.

Six years ago, I worked in cybersecurity. Corporate job. Stable paycheck.

But I asked myself: "20 years from now, what do I want to remember?"

The answer wasn't more meetings. More corporate ladder climbing. More stability.

It was being present for my kids.

So I quit. Went all in on XSITE Capital Investment. Built something that gave me control over my time.

Now, I have three kids under 10 jumping on me while I'm closing multimillion-dollar deals.

It's not always easy. Some days I'm exhausted. Some days I wish I had more quiet.

But then I step back and realize: this is the blessing.

I get to see my kids grow up in real time. I'm not missing it.

People ask: "How do you manage three kids and run a company?"

You just do it.

Life isn't about what happens to you. It's about how you respond.

I can see my kids interrupting my workday as a problem. Or I can see it as proof that I built something that allows me to be home.

I choose the second one.

Because one day, they won't want to jump on my neck. They won't need help with homework.

And I'll miss it.

So, on days when my calendar is packed and my house is loud, I'm grateful.

Grateful I built a business that lets me be present.

Grateful I'm not missing this season.

Because that's what this is all for.

Not just the deals. Not just the growth.

But because I can be present for everything important in my life.

Walking into our 3rd 8-figure acquisition of 2025, I felt no emotions. I was analyzing risk and numbers. Then I saw the greenery, the open spaces. Kids could be kids here again. My mood lifted, I felt hope.

Our in-house content writer asked me: "How do you feel stepping into The Park at Arlington? Our 3rd 8-figure acquisition of 2025?"

My answer: Nothing.

Not because I'm cold, but because I was focused.

I flew in, picked up the rental with Leslie Awasom, CRNA, and went straight to the property. I had investor calls on my calendar and a camera crew in my face.

My mind was working: Are we protecting investor capital? Is this a good asset? What's our risk exposure?

That's what I do. I analyze. I evaluate. I protect.

But as I began to walk the property and saw the greenery, the open spaces, the areas where kids could actually run, something shifted.

I have three kids under 10. And you know what I see every day? Screens of devices. They'd rather sit inside than go outside and play.

To get them to public play grounds, we have to go to the park.

Most apartment complexes don't give kids space to be kids. No room to run. No greenery.

But walking this property, I saw something different.

Open spaces. Green grass. Areas where kids could leave their iPads inside and go play.

That's when I felt something beyond the numbers I obsess about. But about what we're actually building.

We're not just acquiring assets. We're creating environments where families can thrive. Where kids can be kids again.

I thought about my own kids. How I want them to grow up with memories of playing outside, not just screen time.

And I realized: we're building that for 188 families at The Park at Arlington.

So yeah, when I first walked in, I felt nothing. I was in operator mode.

But when I saw what this place could mean for families? For kids who need space to run and play?

That's when real estate became more than numbers and I remembered why we do this.

Not just to close deals. Not just to generate returns.
But to create spaces where childhood can happen again. Where families can build memories. Where kids can just be kids.

100 leads. 6 calls. Every day. We set this pace before any deal existed. Now that we're raising our 3rd 8-figure deal of 2025? It's just another day.

What separates teams that scale from teams that break under pressure is not talent. 

It's consistency when nobody's watching.

Before we had The Park at Arlington under contract, I was already running the team like we had it.

100 leads prospected every day. 6 investor calls on my calendar. Every. Single. Day.

People asked: "Why are you raising capital when you don't have a deal?"

Because I don't wait for pressure to maintain standards.

When we got the deal under contract, my calendar that day? 6 calls.

Same as the day before. Same as the month before.

Here's what I've learned: it's easy to set standards. The hard part is maintaining them when there's no immediate pressure.

When there's no deal on the horizon, that's when teams naturally relax. Slow down. Tell themselves they'll ramp up when it matters.

Then a deal comes and everything changes. Scrambling. Long hours. Burnout. Stress.

That's when things fall apart.

The solution is simple: maintain the standard whether you have a deal or not.

If you need 6 calls a day to close a deal, do 6 calls today. Not when pressure hits. 

Today.

If you need to prospect 100 people to fill your pipeline, prospect 100 people today. Not next week. 

Today.

The standard doesn't change based on circumstances. The standard IS what creates the circumstances.

Bill Walsh coached the 49ers to multiple Super Bowls. His philosophy: "The Score Will Take Care of Itself.

Do the little things right every single day: show up on time, know your role, execute your assignments.

When the Super Bowl comes, you win. Because you've been preparing for that moment daily.

When you spend hours thinking about an action, you start questioning everything. 

Did I say it right? Should I change this word? What if they ask this question?

That's when you freeze.

But when you trust your preparation and focus on execution, it's just another moment.

Homework. Investor call. Presentation. 

Same mindset: show up, focus, execute.

I've done masterclasses before. I know the content. I understand the deal. I know what investors need to hear.

So when the time comes, I don't need to overthink. I just execute.

Raising capital? I'm not worrying about how the call will go. I'm having the call.
