I’ve been in real estate since I was 18 years old. I’ve made lots of money, and I’ve lost lots of money. Every time I’ve lost money it’s been because of one of these things:


1 - Limited property manager options.

Call multiple property managers and ask them if they’d manage the property. If you see a trend of “No”, pass on the deal. Even if you find one that says yes.

This probably means the neighborhood or the property has a worse reputation than you realize, and finding great staffing and tenants will be tough.


2 - Remote ownership.

If you or a partner can’t visit the property at least monthly, don’t buy the deal.

Remote owners are the most profitable clients for contractors and property managers. Nothing can replace having eyes on the deal regularly.


3 - Hidden money pits.

Real estate is filled with hidden money pits to the untrained eye. Pay for the damn inspection. Scope every pipe & inspect every source of possible leaks.

Yes it's painstaking to walk into 200+ units of an apartment building, but it has to be done.


4 - Not accounting for enough fees.

One reason real estate is so tax advantaged is because of how much money changes hands when it’s bought and sold. You’ll have to account for:

Title fees
Broker fees
Lending fees
Transfer taxes
Inspection fees
Pro rated taxes
Recording fees
And plenty more…


There’s lots of ways to make money in real estate and just as many ways to lose money in real estate if you go in blind.

What have some of the most impactful books (or podcasts) been for you?

In the last 3 years, we’ve invested in $93,340,000 worth of apartment buildings. Along the way, I’ve had a lot of opportunities to invest in businesses too. Here’s why I haven’t:


In a real estate deal, there’s big value in just the existence of the property. Even if you kicked out every tenant and generated $0 in income, the property would still have value in just the land and structure.

In a business, your value can truly go to $0.

Yes, you can have equipment and machines and a customer list that can be sold, but almost all of the value exists from you generating income.

Meaning, in a completely sideways investment I’m much less likely to have my investment wiped out to $0 in a real estate deal than in a business deal.

**All investing has risk, and even in real estate your investment can go to $0, this has just been my experience and thought process when creating my own investing thesis**

I never thought this would be something that motivated me, but every quarter it’s the same feeling…


I hope you know my now my ICP is presidents club award winners. If you didn’t know that let me know and I’ll fire my marketing department (me).

Because of that, I have a saved sales nav search for “presidents club” plus a few other things.

Every day I check it out.

And at the beginning of each month the new results get a big boost.

Then at the beginning of every quarter, there’s a massive jump.

Meaning, this month 114+ people have hit club for the first time.

To all the new and repeat winners…congrats on a huge quarter.

There’s a very successful investor in our space. I’ve had the privilege of having a few mentor calls with him. Here’s why I decided he wasn’t a good mentor for me (even though he has a high 8 figure portfolio)...


We’ll call this investor John.

John had made millions throughout his working life and from the start, his goals were completely different than mine.

For the rest of his life, John will play defense with his money.

He doesn’t need to make another cent, and his life likely won’t change.

His investing priorities are:

1 - Protect what he has
2 - Pay fewer taxes

John’s playing defense, and I’m still playing offense.

That’s a huge difference maker when people look up to those in the investing space. Investing strategies change as someones life progresses.

Just because you see someone with the portfolio you want, it doesn’t always mean you should mimic their moves. It’s likely they’d make different investments if they were in your exact spot.

You’ve probably heard this before…If you double a penny everyday for 30 days you end up with a crazy big amount of money ($5M+). But you probably haven’t heard this part…


If you doubled a penny every day for 30 days you’d end up with $5.36M.

But, in the real world, every time you make money you pay taxes.

If you add in a 28% tax on the gains during this process, at the end of 30 days you’d make…

$67,000

A $5.3M difference just from paying your taxes on gains.

Moral of the story?

You can’t afford not to learn how your investments are taxed.

If you invested in our debt fund, you’d project about 8 - 10% returns per year.
There are other debt funds that project double this.
Why such a big difference? Here’s why (and most people miss this)


If you invest in real estate debt, that means your money is used as a loan. Your return is the rate of interest the borrower pays.

Think of being the bank and getting paid monthly from the borrower.

What interest rate you charge determines the rate of return you can get.

What lets you charge much higher interest rates? Taking on much higher risk.


Where’s the hidden risk with debt funds?

The order that they get paid back. Here’s what I mean…

A real estate deal was bought for $100,000 and took out 2 loans.

Loan #1 is in first position. Meaning when the deal sells this loan is the first to get paid back no matter what. Loan #1 may charge 7% interest for this deal.

Loan #2 is in second position. Meaning this loan only gets paid back AFTER loan #1 gets 100% of their investment back. Anything left over will go to loan #2.

Loan #2 is riskier and because of that, may charge 14% interest.


Now lets say each loan lent $50,000. If things go well and the property makes a huge profit, loan #2 is in a better spot because they got to charge a much higher interest rate for the same amount of money.

But, if things go south and the deal only sells for $90,000 then that means loan #1 gets their interest + their $50,000 back.

Loan 2 gets whatever is left over.


Returns follow risk. If you’re evaluating 2 opportunities and both are the “same” but one is projecting way higher returns, these could be the nuances that tell you why.

I’ve heard this phrase a lot in the investing game, and I can’t decide how I feel about it. Let me know what you think. It goes something like this:


People who are really rich don’t wear their wealth.
Fake wealth is loud, real wealth is quiet…

Or some type of variation of that. Essentially saying people who post the nicest cars and private jet trips are faking, and people who really have it made are more humble and don’t flaunt it.


On one hand, there’s something to be said about influencers in the wild posing for a life they don’t really live.

On the other hand, if someone is rich and they want to post up on big boats and in private planes, it doesn’t mean they’re not rich.


I think I’d lean on something closer to this:

There’s a difference between chasing wealth and chasing status. Wealth doesn’t require a lot of attention, but status does.

Investing isn’t a skill.

It’s a combination of skills that you have to pull together.

If you want to become better at investing, then focus on becoming better at:

Creating short, mid, and long term financial goals
Paying attention to local and federal politics
Adapting when things don’t go right
Keeping up to date on tax changes
Networking with other investors
Asset management strategies
Understanding economics
Financial modeling
Analyzing trends

Investing is a combination of these skills and plenty more.

By the numbers you’d think I’m crazy for not investing with this person, but I haven’t before and I never will, and here’s why…

But first, the incredible numbers:

30%+ average returns consistently
100% track record of over delivering on returns
12+ deals taken full cycle

The numbers are great, but the deal killer for me…

They are the entire business.

No staff. No partners.

I applaud the hell out of the solopreneur, but in life, things happen.

People get sick, they die, they have mental breakdowns, they get hit by buses.

There is too much at stake for the entire investment to rely on one person.

This is something I call a single point of failure. And when I’m analyzing investments, it’s the first thing I look out for.

“What’s the one thing that could take down this entire investment?”

If I’m able to find an answer to that question, I have to pass.

Big S/O to the solopreneurs out there. Not knocking the hustle at all, but just not an investment I can make and sleep easy at night.

Wonder why rates have skyrocketed, but property values haven’t really come down? Here’s a crazy stat I read last week:



Owners are 18.1% less likely to sell their property for EVERY percentage point higher a new mortgage rate would be to buy a new property. This is called a Mortgage Rate Lock-In.

It’s estimated this has prevented 1.33 million sales from 2022 - 2023.


Because of that prices have increased 5.7%
While interest rate increases reduced prices by 3.3%


Leading to a net gain in prices despite interest rates tripling.

Effective investing is all about data. Lets see if I can use that same logic to get you (A potential investor prospect) to book a meeting with me :) Here goes…

It’s Friday today.

Statistically, people have fewer than 2 meetings on Fridays (1.26 meetings on average).

Those meetings are also shorter by about 7% when compared to other days.

When I was a real estate broker I sold ~$40M of properties. Mostly to investors. Here’s the top lesson I learned during that process


There’s a big difference between preparing a property for sale, and preparing it for a buyer.

Preparing for a sale means maxing your price/ROI. Things like:

Landscaping
Updating/painting cabinets
Focusing on kitchen & bathroom visual appeal


Preparing for a buyer means maxing the mechanics of the home. Things like:

Fixing the AC unit
Clearing your drains
Having a chimney swept


You’d be surprised how much more ROI a $10k kitchen remodel will get you over fixing a $20k plumbing issue.

Even when you sell to investors, emotions bring in more dollars than the actual value of the problem you fixed.

There is 1 thing I enjoy a ton about commercial real estate investing:
(Besides the 20%+ annual returns)


Tax benefits.

Real estate is one of the most tax advantaged forms of investing available in America.

Why?

Because so much money changes hands when property is bought and sold, and our economy relies on money constantly changing hands.
