Residential real estate sales declined by 9% in a year across the top seven cities of India in the July–September quarter, shows ANAROCK Research’s report on India’s housing market. A sustained rise in prices and global uncertainty were the biggest reasons. 

All major cities except Chennai and Kolkata saw a decline. Sales in the Mumbai region—India’s biggest market—contracted by 16%, the sharpest among all, as high prices continued to hurt buyer interest. Residential units sold across top seven cities.

The supply-demand and price appreciation for luxury housing in India’s top seven cities has continued to outpace the same for affordable segment, according to a report by ANAROCK. Luxury homes (costing over Rs 1.5 crore) in Delhi NCR, Mumbai MMR, Kolkata, Pune, Hyderabad and Chennai have risen 40% since 2022, while affordable housing is up by 26%, it says. 

Demand for luxury homes continues to outpace that in other segments because of the consistent appetite for bigger homes by branded developers in superior locations. Our data finds that of the total sales of about 2.9 lakh units in the top 7 cities in the first nine months of 2025, nearly 30% was in the luxury segment. This is particularly remarkable as home prices have surged nationwide due to increased input costs and strong demand in the last few years. 

Prices of these homes in the top seven cities in 2022 averaged out at about Rs 14,530 per square feet. At this point in 2025, they have risen to about Rs 20,300 per sq ft. In these cities, Delhi-NCR's luxury segment saw the highest jump of 72% in three years – from about Rs 13,450/ sq. ft. in 2022 to about Rs 23,100/sq ft as on date in 2025. At 43%, MMR came in second highest in this budget segment, followed closely by Bengaluru with a 42% increase.

According to ANAROCK, the average price in MMR in the Rs 1.5 crore category back in 2022 was Rs 28,044/sq ft and currently it is Rs 40,200/sq ft. In Bengaluru, the average price of luxury homes in 2022 stood at Rs 11,760/sq ft and now it is Rs 16,700/sq ft. 

Affordable homes — units priced under Rs 40 lakh — saw a modest average price appreciation of 26% in this period. The average price in this category across the top seven cities was Rs 4,220/sq. ft. in 2022. Currently, it averages out at INR 5,299/sq. ft. 

"At 48%, NCR saw the highest average price jump in the luxury segment – from Rs 3,520/sq ft in 2022 to Rs 5,200 per sq ft in 2025. Budget homes in Hyderabad saw the second-best price appreciation of 35% in this period – from Rs 3,880/sq. ft. in 2022 to Rs 5,235/sq. ft. currently. Notably, the current average affordable prices in Delhi-NCR are slightly lower than in Hyderabad,” says ANAROCK.

A report by ANAROCK Group, released on Thursday, stated that 40% of the country’s entire ultra-luxury apartment market is now located in Worli. New data from Anarock and 360 ONE Wealth, in their report ‘The Pinnacle of Luxury: Worli’, reveals that 30-plus homes priced above Rs 40 crore each have been sold in the last 24 months, totalling over Rs 5,500 crore.

2025 alone witnessed one of India's costliest apartment transactions - 2 duplexes sold for Rs 700 crore. Over the past three years, Worli has seen over 20 residential deals individually priced above Rs 100 crore each closed,” he added. 

"Premium tower apartments in Worli now command Rs 65,000 to Rs one lakh per sq ft. – pricing that positions it as India's equivalent to New York's Lower Manhattan, not merely in aspiration, but in hard economics,’’ said the report.

There are nearly 4-5 million sq. ft. of premium residential and retail space currently under construction in Worli. Residential dominance masks another reality in Worli - commercial office space commands Rs 180-375 per sq. ft. monthly rents with a razor-thin 8.1% vacancy rate. 

In India's commercial real estate context, this is scarcity pricing which signals that institutional capital sees Worli not as a residential-only play but as Mumbai's emerging central business district, said the report.

Land transactions totalling Rs 7,600+ crore have already closed from 2023 onwards in and around Worli, with revenue potential exceeding Rs 36,000+ crore. In residential alone, Rs 19,000- Rs 21,000 crore worth of projects are mid-construction.

According to Sunil Mishra, Chief AI & Strategy Officer, ANAROCK Group, digital marketing is gaining traction in India's real estate sector, but the extent of its use varies considerably depending on the builder's scale and experience. He said that by 2025, the cost-per-click for real estate on Google Search had climbed to between INR 30-100, while the cost-per-lead statistics were INR 500-1,300 for affordable housing. 

Ultra-luxury homes, however, saw costs exceeding INR 4,000 per lead, which naturally led to a re-evaluation of how budgets were being spent.

By combining AEO with conventional sponsored search, developers' digital marketing partners can draw in leads from a variety of sources and efficiently control growing acquisition expenses with more intelligent lead grading and automation” Mishra highlighted.

ANAROCK says plateauing of home sales has been the trend for some time. For 2024-25, 4.22 lakh housing units were sold across cities showing a decline of 14% from the previous year. The trend continued into the current fiscal, and according to Dr. Prashant Thakur, Anarock’s head of research, 1.93 lakh units were sold in the first half of FY2026 - less than half of the previous year. 

Even with greater luxury demand, sales in the first half this year were not exactly galloping -- Rs 2.98 lakh crore compared to Rs Rs 5.6 crore for the entire FY2025. Take out the luxury sales, and one can see the stress in the property market

Luxury housing prices jump 40% in top 7 cities since 2022, outpacing affordable segment: ANAROCK

As per ANAROCK, Ahmedabad witnessed a tapering of sales in 2025 like the other top metros. Housing sales in the city dropped by 27% in the first three quarters of this year—from approximately 33,140 units in the first nine months (9M) of 2024 to approximately 24,295 units in 9M 2025.

The drop in sales could be largely due to double-digit growth in average residential prices in Ahmedabad which increased by 12% in residential property prices.

While Hyderabad sales dropped by 32% in 9M, Ahmedabad saw the maximum drop of 27% in the same period. Also, new launches saw a meagre 5% drop in the given period in Ahmedabad, the unsold inventory has remained more or less the same.

With the drop in repo rates and subsequent lower home loan rates, fence-sitters are expected to aid residential sales. ANAROCK data notes that in the last year, property prices in Ahmedabad have spiked from Rs 4,350 per sq ft in 9M 2024 to Rs 4,860 per sq ft at the end of 9M 2025

Tamil Nadu is metamorphosing into a prime Global Capability Center (GCC) magnet with over 250 centres already established across the State, says FICCI-ANAROCK report ‘Real Estate & Infrastructure Driving Growth in Tamil Nadu.’

Released at the FICCI Real Estate & Infrastructure Summit & Awards (REISA) in Chennai on Thursday, the report underscores that Chennai alone hosts 10 per cent of India’s GCCs. After Chennai, Coimbatore in Tamil Nadu ranks among the top tier-2 cities for GCCs in India.

Chennai and the Mumbai Metropolitan Region continue to be hotspots for data centre operators, together contributing over 70 per cent of India’s total data centre stock.

Besides Chennai, Tamil Nadu’s Coimbatore and Madurai are upcoming data centre hubs. The State also hosts 54 operational SEZs - the highest in the country - and around 30 SIPCOT (State Industries Promotion Corporation of Tamil Nadu) industrial parks, says the report.
