How a Motorcycle 🏍️ Brought Together Two Strangers: The Capital Raiser and the Commercial Broker


Back in February of this year, my wife and I were staying in San Juan, Puerto Rico, before heading west on the island.

I had been to San Juan before and wanted to bring her to El Hamburger, a local family-owned shop that has been in business since the 1960s.

As we arrived, I spotted a beautiful BMW R1200GS, one of my favorite motorcycles.

We went inside and sat at the counter and placed our order. 

Sitting next to me, I noticed the helmet and heavier jacket.

"Nice bike," I said. The conversation turned to motorcycles and the lack of rentals in PR.  

After 5 minutes of chatting like schoolboys in the back of the class, we had made a business case for an adventure motorcycle business.

The hamburgers were simply sumptuous.

After the motorcycle chat, Milton Cofresi and I realized how our professions aligned and there could be opportunity.

Last day on the job anniversary....

How I bridged 13 years till my retirement check starts.


As an Army National Guard retiree, my benefits start at age 60.


I could have continued to serve, God willing, till age 62.

My own parents both passed away at ages 64 Dad and 65 Mom.

Somehow an earlier and active retirement at age 47 was more appealing to me.

How was this possible?  Real-estate investing in cashflowing assets.

Case in point: A true LinkedIn connection story:
The real estate investor, the author, the hotel director, and the capital raiser.

At the start of 2024, I committed to posting on LinkedIn daily. My core focus was on growing my brand and my connections around real estate.

One month before my trip to Puerto Rico in February of the same year, I connected with a fascinating real estate investor originally from Canada, Dan Merriam (the real estate investor). Dan focuses on helping investors with opportunities in real estate and possibly obtaining citizenship in several Caribbean countries.

Dan told me about an awesome book about Puerto Rico and its growing opportunities. He also offered to introduce me to the author.

The book is titled "Why Puerto Rico Now: A Masterplan for Resurgence, Resiliency, and Long-Term Economic Growth."

After the LinkedIn introduction, I had the incredible fortune to book a call with Adam G. (the author). Adam is a very modest developer of properties across the Caribbean. He's involved in millions, if not billions, of dollars in construction from low-income housing to high-end resort properties.

In my chat with Adam, I told him how I was looking for vacation short-term rental properties in Rincon, Puerto Rico. Although this was a small project for him, he was still helpful in introducing me to a developer on the island who may need help raising capital in the future for boutique hotels.

That's how we got to this photo with Eric Berman (hotel director) earlier this week. I was able to tour the beautiful ALMA hotel in San Juan, Puerto Rico.

Here's to new relationships and potential business in the future.

We closed the second property in Salt Lake City Utah with our partners at Streamline Capital.

24 more apartments in our Blair Street acquisition along with White Pines 56 units

What I like about this deal?

-Low unemployment rate (3.60)
-High median income   ($91,891)

The deal

AAR of 19.6%

This portfolio is currently at a 92% occupancy rate, meaning there is an 8% vacancy across the portfolio, which is a great starting point.

We expect this deal to achieve a 3x equity multiple if the economy and the market remain stable. 

If we see a cut in rates and an increase in values in the next 3 to 5 years, we expect this property to potentially produce a 3.6 equity multiple.

A Story of Two Emojis: Why I Use the 🌴 Palm Tree and the 🏍️ Motorcycle Near My LinkedIn Profile...


People often notice the two emojis— a palm tree and a motorcycle—near my LinkedIn profile and wonder why they are there. "Pete, why use these immature symbols on a professional platform?" they ask. Here's why.

I've committed to posting on LinkedIn daily in 2024, a task that's no easy feat. It can often feel like a slog, but two things consistently bring me immense joy: motorcycles and palm trees. 

🏁The Motorcycle 🏍️

Ever since I was a child, motorcycles have fascinated me. My older brother owned one, and at twelve, I bought a used Peugeot moped with pedals. Helmet-clad, I rode it through the woods with friends until we inevitably busted it.

 That was as close as I got to a motorcycle until my thirties. After going through a challenging divorce, I decided to reignite that old passion and bought my first motorcycle, a Honda XR650L. 

If you're not familiar, it looks like a giant dirt bike and is an absolute blast to ride.

 Today, I own a more refined machine—a BMW GS 1200 Adventure. Riding motorcycles always puts a smile on my face and brings me joy.

🇵🇷Palm Trees🌴

Palm trees symbolize a dream for me and my beautiful wife, Katrina—a dream of owning a beach house where we can entertain friends and family.  

A few years ago, this seemed unattainable due to high insurance and tax prices in coastal towns on the West Coast of Florida and elsewhere.

 However, we discovered Rincon, Puerto Rico, and now we plan to be snowbirds together.  The sight of palm trees reminds me of our dream and the joy it brings us.

🌴Why the emojis?🏍️

Given the effort it takes to post daily on LinkedIn, I wanted something that brings me joy every time someone mentions my name or replies to my posts. 

Seeing the palm tree and motorcycle icons gives me an instant mood boost. 

Perhaps more people should adopt emojis that bring them happiness. 

I don't give a 💩 if you think it's unprofessional—these symbols are meaningful to me, and they make my LinkedIn experience much more enjoyable.

We hear it all the time, your feed is likely bombarded with it. 

What is a stream?   How do we find and define them.

These streams helped me achieve financial, kocation and time freedom.

Would I like to point out is that my cash flowing real estate already exceeds my expected pensions in the future. 💥 Boom 💥 that's why I was able to be W2 optional!

Just over $33,000 net per month cashflow, some of that is tax advantaged and still have dry powder in the SD-IRA

This is a surprising number, even to myself, this is not a brag, just a real world example of collecting streams of income.

You can see the funds from my long career in W2 and military contribute greatly, but don't stop collecting there!

Only a few weeks ago we went to go for a nice relaxing swim in the mountains at a place  called Gozalandia waterfall in San Sebastian 🇵🇷

Along our way to swim at this paradise location it started to rain. 

Arriving  30 minutes later it was not safe to swim!

At the age of 11 my mother collected rent from me and my siblings.


I grew up in this multifamily house in a small mill town in Pascoag, Rhode Island.

My parents bought this place in the 1960s and went on to raise a family of eleven.

This wasn't a business; this was all family. Today, my brother owns it, and it's mostly family. I was able to help him find an outside tenant for the basement.

My parents were very generous with their home, taking in extended family and friends from time to time. Sure, they charged rent, but it wasn't a great amount.

My friend asked me at dinner last night, "How did you end up getting into multifamily?"

I started to go into my story about having to pay board with half my newspaper delivery money at the age of eleven. I realized that I needed to give that money to help the household. We were working on a meager state salary and had a large family.

When I joined the Army, half of my net income was really getting to be too much, especially since I was away training.

It was time. My buddy Stan and I decided to get an apartment soon after coming back from the military.

Now, I have been paying rent to my parents, and now I'm paying rent to a landlord, living in her basement.

This morning, as I was looking at this photo and I saw the three electric meters, being a real estate investor that I am now, I saw potential in the number of meters on a house.

I'm happy my parents saw the potential all those years ago. 

My parents weren't really running a multifamily business, or were they?

What all new windows and doors for $7,000?!!


Almost every window is a custom window, the building procedures are not precise on measurements and not everything is always square. 

This requires a Craftsman to come and create aluminum windows specifically for each house. 

This is not like back in New England, but these are considered storm and security Windows here in Puerto Rico.

From all the windows we removed the old security bars 

We installed new windows on the full house or at least we are in the process of it. 

Entire house windows and doors all exterior just under $7,000. 

We are actively looking for more opportunities here on the West Coast of Puerto Rico
