We bought a Rite Aid for $3,600,000 in 2020. 

4 years later, Rite Aid went bankrupt. 

(& didn’t renew their lease)

The awesome part? 

The property is in such a great location, Chick-fil-A wants to lease it from us.

1) Chick-fil-A will sign a 15-year NNN ground lease. 
2) Chick-fil-A will pay for all the renovations.

LESSON: 

A great location will cover a multitude of issues. 

Even a single-tenant leaving the asset.

Here’s the breakdown: 

1) We acquired the deal directly from the developer. 
2) We acquired the asset at a 6.67% cap rate. 
3) The asset neighbors a Braum's Market. 
4) The asset’s lease runs through 2037. 
5) The asset sees 28,000 VPD. 

We have 2 goals for each of our investors: 
1. Preserve our investors capital. 
2. Provide consistent cash flow. 

When you can buy assets directly from the developer, you decrease the overall cost of the asset. 

This creates a win-win for our investors & the developer.

We acquired a CVS for $2,650,000 in Texas.
3 days later we sold it for $3,610,000.
Here’s the breakdown: 

• This deal came ON MARKET. 
• When I saw the deal, it was incredibly undervalued. 
• I reached out to the broker for the story on the deal. 
• The sellers were siblings who’d inherited the deal. 
• They just wanted to get rid of the property fast. 
• They listed the property at a 9% cap rate.
• It could’ve been sold at a 6.5% cap rate.

Once I heard the story, & saw the opportunity, I got the deal under contract quickly. 

I reached out to another group looking for similar deals. 

& secured a contract @ a 7% cap rate with them. 

We placed $850,000 of equity into the deal. 

Our investors received $1,810,000 back. 

That’s a 2.13x equity multiple. 

In just 72 hours. 

LESSON: 

• Have the ability to move quickly. 
• Don’t hate on on-market deals. 

P.S. What lesson did you take from this deal?

I underwrote a $3,510,750 McDonald's in Miami, Florida

I used AI to analyze the entire deal. 

Here's how the process works:

1. Find your favorite AI platform (I prefer Claude).
2. Get the OM from a property you like. 
3. Upload the OM to the AI platform. 
4. Create a prompt to dive deeper. 
5. Ask questions like:

- What are the tenant/landlord responsibilities?
- What are the rental increases in the lease?
- Who is a suitable replacement tenant?
- What are the demographics of area?
- What is the market rent per/SF?
- What are the traffic counts?

(The more thorough your prompt is, the better the results are)

These details will help you understand the deal.

The better you understand a deal, the safer your money is. 

AI is an amazing tool.

He quietly turned that into a $1,270,000,000 empire. 

Here’s the breakdown: 

1) Shaq was one of the most dominant players in NBA history. 

- Standing in at 7’1” & (in his prime) weighing 325lbs. 
- If you needed rebounds. Points in the paint. 
- Or a championship (in which he had 4). 
- Shaquelle O’neil was the player to get. 
- (Just don’t ask him for a free throw). 

2) Shaq was a genius at personal branding. 

- He maximized this dominance on the court 
- To off the court celebrity like few others. 
- Movies. Music. DJing. & most famously? 
- His numerous endorsements. 
- Ranging from Oreos to car insurance. 
- “Shaq is everywhere.”
- Shaq was a GENIE 🧞‍♂️ 

3) But here’s the part I love the most. 

- Shaq doesn’t stop with his celebrity endorsements. 
- He leverages his fame to acquire businesses too. 
- Shaq is obsessed with franchising and JV deals. 
- He’s owned (& sold)150 Five Guys restaurants. 
- 17 Auntie Anne’s, 40 gyms, Krispy Kreme’s. 
- & many other businesses across the US. 

These businesses are brick & mortar. 
With real estate all across the US. 
Shaq is investing the smart way. 
Re-investing his money. 

- Into cash flowing businesses. 
- & cash flowing real estate.

We invested in a $2,300,000 Starbucks in S. Carolina.
We invested in a $2,470,000 Starbucks in Oklahoma. 
We invested in a $2,010,000 Starbucks in Oklahoma.
We invested in a $2,470,000 Sherwin Williams in AR.
We invested in a $1,835,000 Dollar General in AR. 
We invested in a $700,000 O'Reilly's in Indiana. 
We invested in a $415,000 O'Reilly's in Indiana. 

Each has investment grade tenants. 
Each has a NN or NNN lease. 
Each cash flows from Day 1. 

Our exit strategy? 

We want to hold the assets for 4 years. Then... 
↳ Sell the portfolio to an institutional buyer. 

• PE groups always want strong, cash flowing assets. 
• Many public REITs want exposure to these tenants. 
• Large institutions are looking too.

- We did $0 of exterior work on the property. 
- We did $0 of interior work on the property. 
- We’ve spent minimal $ on maintenance. 

Today, when I compare the property to comps in the area? 

It’s worth roughly $2,200,000. 

With a 20% down payment.
That’s a 2X in equity value. 

If you buy right, this is the opportunity real estate presents as an asset for your portfolio. 

As an LP, to judge the likelihood of a deal appreciating, you must understand 3 things. 

1. The value created in the location of the asset. 
2. The value created in the operations of the asset. 
3. The value created in the competitive advantage of the operator. 

As an LP, as you perform due diligence…

This is what you’re focused on.

I acquired the properties with my own capital, LP capital, & local banking relationships.

We hone in on a single metric with each acquisition: 
↳ lease term. 

It’s an important metric for a few reasons: 
1. Long-term leases create predictable cash flow. 
2. Long-term leases create better debt terms. 
3. Long-term leases decrease vacancy risk.  

The 3 properties above have leases that run through 2037, 2039, & 2035 respectively.

Here’s why each of the reasons are so important: 

1) Our mission at Freedom CRE is to create predictable, consistent returns for investors. 

- A long-term lease ensures stable net operating income (NOI). 

- This helps lenders create better lending terms for our deals. 

- & reduces exposure to risks like a market downturn. 

2) A large part of predictable, consistent returns is mitigating vacancy risk. 

- A tenant nearing lease expiration may leave or demand concessions.

- Longer terms reduce the probability of near-term vacancy.

How carefully do you pay attention to lease term length?

If not closely, what do you pay attention to?

I invested in a $651,750 Dollar General in Texas. 

Here’s the breakdown of the deal: 

1) The asset is located on a highway with 20,000 VPD. 
2) The asset’s lease runs through October 2030.
3) The asset has 2 5-year extension options. 
4) The asset is at $5.00 of rent/SF. 
5) The asset has a NN lease. 

One aspect of Dollar Generals that is especially important is the lease term. 
↳ We want to see 7+ years when we acquire a Dollar General. 

They own 20,000+ stores. & don’t negotiate leases often. 

& when they do negotiate? 

They typically wait until the end of the lease term, 

And are difficult to work with upon lease renewal. 

When we acquired the property back in 2023? 

The lease term had 7+ years remaining. 

P.S. Do you prefer single-tenant retail?

Do you prefer another asset calls?

I invested in a $1,800,000 Starbucks in Oklahoma.

I invested in a $2,300,000 Sherwin Williams in AR.

I invested in a $1,850,000 Dollar General in FL.

I acquired the properties with my own capital, LP capital, & local banking relationships. 

We hone in on a single metric with each acquisition. 
↳ LTV.

It’s an important metric for a few reasons: 
1. LTV directly affects the property’s cash flow. 
2. LTV directly affects the property’s risk profile. 

Here’s why each of the reasons are important: 

1. When you involve debt, the payment directly affects the cash flow distributed to investors. 

- If your interest is higher than your cap rate? The payments eliminate any of your cash flow. 

- If your LTV is lower, this increases the required equity & dilutes annualized returns. 

2. Debt creates leverage risk. The inherent risk associated with acquiring debt. 

- For our investors, balancing this risk profile & the additional returns leverage provides is a balancing act. 

How carefully do you pay attention to LTV? 

If not closely, what do you pay attention to?

We underwrote a $2,975,000 Dutch Bros. in California. 

Here’s the breakdown of the deal: 

1. The Asset is a ½ mile from a high school. 
↳ & a mid-size medical center. 
2. The Asset is located in Riversdale, CA. 
↳ A highly desirable market. 
3. The Asset has an absolute NNN lease. 
4. The Asset’s lease is corporate backed.
5. The Asset has 29,600 VPD pass by.
6. The Asset has an NOI of $119,000
7. The Asset has a cap rate of 4%. 
8. The Asset is leased fee simple. 

Here’s why our firm PASSED: 
1. The cap rate is low for our cash flow requirement. 
2. The tenant is not an investment grade tenant. 

However, here’s 2 major reasons I like the asset: 
1. The Absolute NNN Lease. 
2. The Asset is Fee Simple. 

If you’re an LP, you really like seeing these 2 lease characteristics: 

1. The absolute NNN lease means the tenant handles paying utilities, taxes & maintenance. As an investor, for the most part, you just manage collecting rent.   

2. The fee simple ownership structure means you’re buying the land under the building & the building. As intuitive as this may sound, it’s not guaranteed.

Our Decision: PASS. 

On to the next one!

I underwrote a $1,650,000 Valvoline in Georgia. 

Here’s the breakdown of the deal: 

1. The asset is anchored by a large grocery chain.
2. The asset has an offering cap rate of 5%. 
3. The asset has an absolute NNN lease.
4. The tenant is not investment grade.
5. The asset has an NOI of $82,500.
6. The asset sees 58,200 + VPD.
7. The asset was built in 2025.

There’s 2 major reasons we would not invest in this Valvoline. 

1. It’s not an investment grade tenant. 
2. It’s very hard to repurpose. 

As an investor, we’re incredibly specific about the assets we acquire because we’re striving for consistency, not multiplication. 

1. An investment grade tenant is the safest tenant you can have. 

- We like the safety of a large, institutional tenant for investors.  

2. An asset that’s hard to repurpose, is an asset that’s hard to sell. 

- We want flexibility & options regardless of the tenant in the deal.

We closed on a Starbucks for $1,800,000 last year. 

Here’s why we liked the deal: 

1) It’s across the street from a $2b casino development.
2) The highest cap rate I’ve seen a Starbucks go for. 
3) It’s the only Starbucks within a 25-mile radius. 
4) The lease in place goes through 7/31/2033. 
5) We’ll send distributions in month 1.

If we had acquired the asset in 2026, we’d have made 1 major change. 

Offered an option to acquire it on the blockchain. 

This is obviously foreign to many investors. 

Here’s why we are doing this: 

1. Transparency. 
2. Accessibility. 
3. Liquidity. 

In other words…

1. Alignment of interest with investors. 
2. More investors can invest in CRE. 
3. You aren’t locked in for 5+ years.
