Born and raised in the Philippines' projects, I immigrated to Los Angeles, CA in 2007. Then, I fell upon Rich Dad, Poor Dad at age 11 and then self-educated myself on YouTube University's wholesaling, creative deal financing (lease options, subject tos, & fix-and-flips), and master leasing apartments in 2012. At an early age, I defined three currencies: time, money, and energy. I graduated high school in 3 years. Then attended University of California, San Diego and was actively involved in the university's entrepreneurship and innovation community. I was given the opportunity to found and work on two failed startups: Saltwater to Freshwater and Feel Different. Instead of feeling defeated, I gained many skills - grit, resilience, and pitching. He received his BS in Real Estate and Development in June 2020 and finished his part-time internship with the County of San Diego, Treasurer-Tax Collector's Office that November. Yvan doubled down and invested all his savings in education, coaching and mentorship to found Next Opportunity Capital and to focus on commercial real estate investing at the age of 21.
