There’s no such thing as an “unmanned” self storage facility. The trend towards unmanned or “tech-enabled” facilities is gaining traction, but let’s be clear, it’s not about removing people entirely. It’s about relocating them to drive efficiencies . Someone is still doing the maintenance. Someone is still handling customer service. Someone is still watching the cameras and cleaning the site. They’re just not sitting behind the front desk anymore. The real shift is in how we staff and where we staff and that changes the game. With fewer people required on-site, operators can run smaller, more efficient buildings. That opens the door to real estate opportunities that were previously dismissed as unviable for storage. Suddenly, that tight urban corner looks a lot more attractive. I believe this is going to carve out a distinct sub-sector in our industry. We’ll see more operators adopting a hub-and-spoke model, maintaining large, full-service hubs while layering in smaller, leaner spokes managed centrally. This isn’t about replacing people.
