On a cold winter night in 2017, I saw people gathered in an underground train station (BART) in San Francisco. It was freezing cold. But, they didn’t have enough to keep themselves warm. They were homeless. It was heartbreaking. The next week… • I bought blankets, jackets, scarves, raincoats & socks. • I left them on benches & in train stations. But I learned that: • buying a rental property is a simple first step • investing in real estate gives incredible tax benefits. My REI journey began. And, the results were phenomenal. In just 5 years… • I grew a fairly large portfolio of rental properties. • I founded Golden State Resorts & Sommer Homes. • I forged deep connections in the real estate industry. • I wrote off $5M+ and deferred another $700k in taxes. In 2023, I founded REOS.AI… My vision is a platform that enables affordable housing. • Phase 1 → AI CoPilot to improve occupancy of homes, and make management easy. • Phase 2 → Marketplace for rentals & vacation homes. • Phase 3 → Data platform for underwriters (investors, lenders, insurance brokers, developers). • Phase 4 → Real estate fund + community of industry experts Phase 2 (Marketplace) is TBD. To be executed only if we determine that phase 3 requires it. The US is short between 4 to 7 million homes. Yet, many homes are vacant or have <10% occupancy. How will REOS lower the cost of housing? • The CoPilot will increase occupancy by assisting property managers. • Proper incentives will bring vacant & seasonal vacation homes to the rental market. • The data platform will bring investors, underwriters & managers within our network. • We’ll eventually create a fund dedicated to building affordable homes. With great software, a fund dedicated to affordable homes, and a network of real estate professionals; we’ll lower the cost of housing for all. This vision looks daunting.
