I made about $1,000,000. 
 
That year, I paid about $50,000 in taxes.  
 
Sounds nice, right?  
 
As a high earner, I got so sick of the same cycle: 
 
Make more -> pay more -> end up with less. 
 
What’s the point of earning more if you can’t keep it?  
 
You’re working harder just to have the same amount to show for your work. 
 
But that year, I had passively invested $500K into a multifamily real estate deal. 
 
I was able to take advantage of 1.1x bonus depreciation and got $550K of K-1 losses in year one.  
 
So I ended up owing less in taxes in the year I made $1,000,000 than in years I had made $500,000. 
 
If you’re a high earner and you’re not investing in real estate, you’re leaving money on the table.

I own more than 1,200 units. 
 
I’d be happy to live in any of them. 
 
I’ve talked before about how my wife Kate has her Real Estate Professional Status (REPS) designation. 
 
She works more than 750 hours a year in our real estate business (all with 3 kids under 10 at home). 
 
In the past 90 days, Kate has managed 4 remodels.  
 
We’re talking: 
 
- Bringing in brand new HVAC units.  
- Putting in tile backsplashes. 
- Scraping popcorn ceilings. 
- Installing crown molding. 
- Ripping out countertops. 
 
And all these improvements have led to one of my favorite feelings as a real estate investor: 
 
-> Pride of ownership. 
 
It’s great to drive by a property and know it’s yours. 
 
It’s even better to drive by that property and be proud it’s yours.  
 
It’s the best to drive by a property, be proud it’s yours, and know you improved it with your family. 
 
To me, pride in ownership means owning places I’d be happy to live myself.  
 
Clean. Healthy. Safe.

Here’s what I can guarantee you: 
 
𝗜𝗳 𝘆𝗼𝘂 𝘁𝗿𝗮𝗱𝗲 𝗵𝗼𝘂𝗿𝘀 𝗳𝗼𝗿 𝗱𝗼𝗹𝗹𝗮𝗿𝘀, 𝘆𝗼𝘂'𝗹𝗹 𝗻𝗲𝘃𝗲𝗿 𝗯𝗲 𝗳𝗿𝗲𝗲. 
 
I started my law career billing $200/hour. 
 
To make $1,000,000 at $200/hour, you'd have to work 5,000 hours. 
 
(That's 13.7 hours/day 365 days a year.) 
 
The bottom line: 
 
Spending hours to free up more of your time guarantees you’ll never have enough of it.  
 
If you're trading hours for dollars, find a way out. 
 
My suggestion? 
 
Take a look into passive real estate investing. 
 
Will it change your life tomorrow? 
 
No. 
 
But life is a long journey. 
 
And those hours you spend with your grandkids when you’re in your 60s are going to be worth a lot more than any hourly rate you could ever charge.

We bought the property on Dec. 21. 
 
We had to get tenants in it by Dec. 31.  
 
The property is a short-term rental in Sevierville, Tennessee called “Smoky Mountain Masterpiece.” 
 
-> Bought it for $1.85M. 
-> Took a loan for $1.5M. 
-> Got a 2.5% interest rate. 
-> Put $370K down. 
 
To place our property in service by the end of the year, we had to get tenants in the rental by Dec. 31.  
 
So the minute we closed on it, the work started. 
 
A massive amount of work.  
 
Between Dec. 21 and Dec. 31, my wife Kate and I spent well over 100 hours of work sourcing the furniture and getting the property set up so we could get tenants in it. 
 
It was an amazingly hard lift.  
 
And it made me remember how nice it is to be a passive investor sometimes. 
 
Today, the property is cash flowing ~$100K per year.  
 
So all the hard work was worth it. 
 
But for a lot of people, spending 100+ hours in 10 days to get a real estate investment ready is either: 
 
-> Not possible. 
-> Not appealing. 
-> A little of both. 
 
But that’s the beauty of passive investing. 
 
You get to participate in the upside of an investment without spending 100 hours in 10 days over Christmas getting a property ready to go. 
 
In the end, all the hard work paid off, and we’re glad we did it. 
 
But man. 
 
It would’ve been nice for someone else to have done it instead.

I used to be scared to fail. 
 
It held me back. 
 
Every successful person will tell you the same thing: 
 
-> You have to embrace failure to be successful. 
 
People who have “made it” wear failure like a badge of honor. 
 
But it’s easy to tell people to embrace failure when you’re speaking from the comfort of success. 
 
Let’s be real: 
 
- Failure can be hard. 
- Failure can be scary. 
- Failure can be embarrassing. 
 
And if you’re someone who’s willing to put yourself in a position to fail in an effort to achieve something bigger, you’re probably the sort of person who isn’t used to failing.  
 
And that makes failing even scarier. 
 
Being scared of failure held me back for a long time. 
 
If that’s you, here’s the best advice I can give: 
 
1) Make a decision to move forward. 
 
Trust your instincts, trust your intelligence, trust your insights.  
 
2) Believe in that decision 100%. 
 
Don’t second-guess yourself before you see the results. 
 
3) Pursue that decision until the data tells you otherwise. 
 
Be as scientific as possible and study the outcomes. If the data tells you to go in another direction, listen to it. 
 
 
You won’t ever be able to avoid failure entirely... 
 
But by looking at my efforts as experimentation and learning as opposed to success or failure, I was able to find less fear in failure. 
 
P.S. What's one business lesson you've learned the hard way?

You could promise me a 100x return. 
 
If I don’t like you, you’re not getting my money.  
 
I invest in real estate both passively and actively. 
 
And as a passive investor, I know finding the right operator is a struggle. 
 
• Who should I invest with? 
• Which deal is right for me? 
• How do I know who to move forward with? 
 
It might sound a little silly when it comes to something as serious as investing your money, but the answer is simple: 
 
Invest with an operator you vibe with. 
 
You should always put the operator first and the deal second. 
 
Why?  
 
Because investing your money with someone is all about trust. 
 
If you passively invest in real estate enough, you’re going to experience this circumstance at some point: 
 
-> You want to get in touch with the operator, but they aren’t getting back to you as quickly as you'd like. 
 
Let’s look at 2 scenarios. 
 
-> Scenario A: You invested in a deal you loved, but an operator you weren’t sure about. 
 
-> Scenario B: You invested in an OK deal, but an operator you trusted. 
 
In Scenario A, your stress is going to skyrocket. 
 
• “Are they ghosting me?” 
• “Did something go wrong?” 
• “Is my money gone for good?” 
 
In Scenario B, you’re going to be able to relax. 
 
• “I know they’ll get back to me.” 
• “They’ll tell me if something happened.” 
• “I don’t have to worry about communication.”

I used to work 80-hour weeks, 7 days a week. 
 
I never took a vacation. 
 
But a couple weeks ago, I took my family to Fiji. 
 
Just picture it: 
 
-> My wife, our 3 kids, and me. 
-> Blue skies and nonstop sunshine. 
-> Surfing and relaxing on the beach. 
 
Just kidding. 
 
It rained (almost) the whole trip! 
 
I’ll be honest, I was pretty disappointed 
 
Then at the end of the trip, my kids all said the same thing: 
 
“Dad, that trip was a 10/10.” 
 
And I realized that when we look back on that trip in the future, we’re going to laugh about how it rained the whole time. 
 
-> We’re going to remember swimming in the pool instead of the ocean. 
-> We’re going to remember getting drenched in downpours.  
-> We’re going to remember making the best of it. 
 
And we'll be reminded that in life, things rarely go the way we expect them to. 
 
But isn’t that what adventure is all about? 

People say to invest in real estate to escape your 9-5. 
 
But I don’t want to quit my day job. 
 
Sometimes, it almost feels controversial to say that on LinkedIn. 
 
But I love being a lawyer — and I don’t feel the need to “escape” my 9-5. 
 
For a lot of people, that is the goal. And I get that.  
 
And even though passive real estate investing won’t let you quit your day job tomorrow, it can help you build a path toward freedom in the future.  
 
But for the people who enjoy their 9-5 jobs... I see you.  
 
-> There’s nothing wrong with having a boss.  
-> There’s nothing wrong with working in an office.  
-> There’s nothing wrong with making a comfortable living, growing your net worth, and supporting your family. 
 
How could there be?  
 
Real estate investing is about a whole lot more than escaping your 9-5. 
 
-> It’s about making your money work for you. 
-> It’s about setting yourself up for a better retirement. 
-> It’s about building generational wealth for your family.  
 
It’s about whatever you want it to be.  
 
And who am I to tell you what that should be?

In 1910, the George Dill House was built in Morehead City, North Carolina. 
 
A few years ago, we bought it. 
 
My family and I live in Greenville, NC, but my law firm has a second office in Morehead City, about an hour and a half away from Greenville. 
 
There’s a lot of history in the house, but when we bought it, it needed some work. 
 
We invested about $500K into restoring the Dill House. 
 
- New HVAC units 
- New plumbing 
- New siding 
 
But we also preserved some of the historical elements. 
 
- Maintained the old glass windows 
- Preserved the original flooring 
 
It’s been a neat project for us, and we love being able to stay there when we visit Morehead City. 
 
But you know what’s even more cool? 
 
Since we restored the Dill House, we’ve noticed something. 
 
- The properties around it are being fixed up.  
- The community is showing more pride. 
- The neighborhood is improving. 
 
You never know what the ripple effect of investing in a community will look like. 
 
But when you see it, it’s enough to give you chills. 
 
We might sell the Dill House some day. We might not. 
 
But either way, we’ve already experienced more ROI than we ever imagined. 
 
Money comes. Money goes. 
 
Community lasts.

Here’s how you can make 24 feel like 32: 
 
-> Be intentional about how you spend your time. 
 
Being intentional about my time is one of the biggest priorities in my life.  
 
Modern life is designed to steal your attention. 
 
Everything is engineered to take you away from the present moment. 
 
But... 
 
• Every minute you play with your phone is a minute you don’t play with your kids. 
• Every minute you scroll social media is a minute you don’t get anything done. 
• Every minute you stare at the TV is a minute you don’t advance your goals. 
 
Every minute you aren’t intentional about your time is a minute you waste.  
 
Life is short. 
 
We only have so much time here on this planet. 
 
And my guess?  
 
You want to spend some of that time with your family. 
You want to spend some of that time with your friends. 
You might even want to spend some of that time with yourself.  
 
If you aren’t intentional with your time, you’ll find that there’s never enough time to do all those things. 
 
• Learn to say no. 
• Prioritize what’s important. 
• Only do what’s worth your time. 
 
We all have the same 24 hours. 
 
But if you do it right, that’s all you need.

• Teaching your kids the entrepreneurial spirit. 
• Teaching your kids the value of smart risks. 
• Teaching your kids lifelong money lessons. 
 
70% of wealthy families will lose their wealth by the 2nd generation. 
 
90% by the 3rd. 
 
I promise you this:  
 
It’s not the money’s fault. 
 
And it’s also not the kids’ fault. 
Or the grandkids’ fault.

I woke up at 3:30 AM the other day in a terrible mood. 
 
By the time 6:30 PM hit, I was fired up to work more. 
 
Here’s the story: 
 
We had lost a hearing the day before. As a trial attorney who takes a lot of pride in taking care of my clients, that bothered me.  
 
So I woke up in a bad mood.  
 
By 5:30, I was in the office. 
 
Another work day just like any other — but not the best start. 
 
As I was gearing up to leave my office for the afternoon, I checked my email for my real estate investment firm, Irons Equity. 
 
A bunch of people had reached out about our passive investing opportunities. 
 
I was jacked up. So instead of leaving, I sat back down and got back to work. 
 
I talk a lot about why I love real estate investing.  
 
When I do my legal work, I feel so comfortable.  
 
It’s like a drummer getting behind the kit.  
 
You start to smash the drums.  
You get in the pocket.   
Everything flows.  
 
But my real estate work is a little different.  
 
It’s fresh.  
It’s thrilling.  
It’s invigorating.  
 
And having that yin-and-yang is a great way to keep myself locked in on both sides. 
 
It’s important to challenge yourself — to not get complacent. 
 
Lessons I’ve learned from my law practice make me better in my real estate business, and vice versa. 
 
Especially as you get older, stagnation looms large. 
 
But just because you’re getting older doesn’t mean you should slow down. 
 
In fact, it’s all the more reason to challenge yourself. 
 
Time will slow down. 
You’ll gain that second wind. 
You’ll tap into that surge of energy. 
 
And every now and that, that new challenge will turn your day right around.

Forget the cold plunges and the 17-step morning routines. 
 
This 1 small (but overlooked) change will flip your life around: 
 
-> Living on offense.   
 
Think about your mornings — it can be in your home or in your office. 
 
Now ask yourself this: 
 
“When I start my day, am I living on defense or am I living on offense?” 
 
Are you attacking life on your own terms? 
 
Or are you letting life happen to you and playing defense?  
 
I’m convinced that playing life on offense is a huge boost to: 
 
• Confidence. 
• Happiness. 
• Success. 
 
It seems like a lot of people nowadays live in a cloudy state of constant discontentment. 
 
I think a lot of that is due to control. 
 
Too many people let life happen to them and accept the outcomes. 
 
Not enough people define the outcomes and force them into existence.

P.S. Are you a cold plunge person?

Everyone says to “slow down.” 
 
What if you can’t? 
 
I know one speed: 100 MPH. 
 
And I don’t say that to sound braggadocious, that's just how I’m wired. 
 
I’m the kind of person who loves to be busy. 
 
And I think that’s a big reason why I love real estate. 
 
I’ve surrounded myself with a lot of people who seem to be the same way. 
 
And even though I’m going 100 MPH, the people around me sometimes want to go 150 MPH. 
 
I’m all for running as fast as possible, but I always want to be smart about the direction I run in.  
 
The recent family vacation we took to Fiji was nice because phone service was spotty and it forced me to unplug a bit. 
 
But slowing down like that makes me antsy. 
 
And by the time the trip was over, I was ready to get back to it.

Some of my investments have done better than I thought. 
 
Some have done worse. 
 
I can genuinely say real estate investing has changed my life. 
 
-> It’s given me more flexibility. 
-> It’s sped up my retirement date. 
-> It’s diversified my portfolio returns. 
 
But real estate isn’t a silver bullet — it’s an investment. 
 
And every investment, of course, has risks. 
 
Risk, of course, is the price of admission. 
 
If there’s no risk, there’s no reward. 
 
If there’s no reward, it’s not an investment. 
 
As both an attorney and a real estate investor, everything I do is tied to my reputation. 
 
If my reputation goes out the window, so does my livelihood. 
 
Which is why I always tell people there’s no circumstance where I’d raise capital for a deal I wasn’t 100% sold on myself. I’m investing your money in a deal, you better believe I’m investing my own money in it, too.  
 
Some of your investments might do better than you expect. 
 
Some might do worse. 
 
Either way, make sure you invest with someone you trust.

What are some best practices for real estate investing?

Landlords get a bad rap.  
 
But “landlords” aren’t a group.  
 
Landlords are individual people. 
 
And individual people have different:  
 
- Goals. 
- Values. 
- Motivations. 
 
My family and I got into real estate investing largely for its wealth-building potential. 
 
Real estate can make you a lot of money! That’s no secret.  
 
But having wealth and being a landlord aren’t inherently negative things. 
 
In fact, they put you in a great position to make an impact on others.  
 
My wife and I had a vacancy recently.  
 
A tenant with highly questionable credit history applied. We got to talking with them and heard about their situation. At the end of the day, it was our call, and we were impressed with their character, honesty, and conduct, so we were able to approve them. 
 
Being blessed with means puts you in a position to help others. 
 
Yes, we got into real estate to build wealth.  
 
Yes, it helps our family in a ton of different ways. 
 
And one of those ways is to show our kids to avoid judging people before you meet them.  
 
To emphasize the importance of character.  
 
To highlight the importance of listening to your neighbor’s story — especially when you might not interact with that neighbor often. 
 
Investing in real estate helps our family in a lot of ways. 
 
I like to think it helps our community, too.

P.S. For the landlords out there, do you have a similar story?

The best advice I’ve ever received:

“The man who works the hardest gets the most.”

It’s simple, but true. If you outwork everyone, you’ll put yourself in a position to beat everyone.

I’ve tried to live my life by this advice: 

→ First in the office and last to leave 
→ Intense, focused work while I’m there 
→ Do the hard things that I’m afraid to do

It’s crazy what happens when you work hard: 

→ When you do more, you feel like you deserve more. 

That confidence gives you the energy to continue to perform at the highest level. 

If you’re feeling unmotivated, empty, or undeserving … Try working hard. 

As Alex Hormozi says, “Outwork your self-doubt.”

Hard work is the key to success and the key to overcoming your limiting beliefs.
