I grew up in poverty. 
I became a multimillionaire in my 30s. 
 
I dropped out of school. 
I spent 13 years studying real estate. 
 
I started working in concrete when I was 6. 
I built my own construction company to $20M+ annually. 
 
I came from a broken family. 
I have a wonderful wife and 3 healthy kids. 
 
I wasn’t given much.

Rags-to-riches stories are so appealing because we love hearing about people who overcame the odds. 
 
But overcoming the odds isn’t always as flashy as the stories make it seem. 
 
Look back at what I just wrote. 
 
The two biggest catalysts to my material wealth were: 
 
1) Spending 13 years studying the same industry. 
2) Starting a construction company. 
 
Not many things are less sexy than studying and construction. 
 
You don’t need to be an AI whiz. 
You don’t need to be a Saas guru. 
You don’t need to have a 130 IQ.  
 
You just need to determine your path, prioritize your path, and stick with your path.

Good. 
 
Use that to fuel you.

My wife made $250,000 in a year. 
 
(While staying at home with my kids.) 
 
When I first started investing in real estate, it was chaos. 
 
-> I was trying to run a law office. 
-> I was managing my 14 properties. 
-> I was juggling multiple contractors. 
 
Then my CPA made a suggestion: 
 
“Gib, would your wife be open to becoming a qualified real estate professional?” 
 
My CPA told me if Kate managed those 14 properties and logged 750 hours in a year, she could become a qualified real estate professional, and we’d be able to improve our tax situation. 
 
Kate was interested, and in 2021, she earned her qualified real estate professional designation. 
 
Now, Kate is critical to our real estate success as a family. 
 
-> Any time we have turnover, she’s at properties doing showings. 
-> She’s constantly juggling maintenance people and tenants. 
-> And did I mention she watches our 3 kids under 10 years old? 
 
It’s a ton of work — and she’s incredibly good at it. 
 
In 2021, thanks to Kate’s help and her professional designation, we were able to save $250,000 in taxes in a single year.

Little-known fact about Drake:

He makes music specifically for real estate investors from rural Wisconsin.

In 2010, Drake dropped his album “Take Care.”

In the song, “Light Up,” he raps:

“Cause while all of my closest friends out partyin'. I'm just here makin' all the music that they party to. But party on, party on.”

I was 24 years old when that song came out.

And my 24-year-old friends were out partying.

Meanwhile, I was staying in and working on my vision.

14 years after that song came out, it seems like Drake is doing pretty well.

And 14 years after I decided to work on my business instead of partying, I feel like I made the right choice, too.

For a lot of the world, this mentality doesn’t make sense.

• “Why wouldn’t you want to party?”
• “Don’t you feel like you missed out?”
• “I can’t imagine working my 20s away.”

And to those people, there’s no sense in trying to explain it. 

But for every 10 people who read this post, there’s going to be 1 person nodding along.

“Yep, Drew. I get it. I was the same way.”

Not everyone has a big vision for their career.
That’s fine.

Not everyone knows early in life who they want to be.
That’s fine.

Not everyone is wired to stay in and make the music their friends party to.
That’s fine. 

But for those who are, there’s no other way to live life.

So yeah, maybe I did miss out on a few parties in my 20s.

But when I look at where I am today, I only have one thought about it.

”That’s fine. Party on."


I know people that make $100K a year. 
I know people that make $200K a year. 
I know people that make $300K a year. 

That all live pay check to pay check. 

It proves one thing. 

Find ways to make your money

Work for you. 

Or

You will just be another rat in the race. 

10K sqft home, or not. 

It doesn’t guarantee wealth.

"The only reason I succeeded, was because I kept going."

You scroll LinkedIn and think everyone is perfect. 

It's lie.

-> All investors fail 
-> All entrepreneurs fail 
-> All real estate investors fail

At the end of the day. 

The one commonality that the most successful have. 

Is their shared failure. 

But they just kept going. 

I am talking about guys who lost their shirts in 2008. 

And today manage 100M+

-> They kept going
-> They kept showing up
-> They kept learning and growing

It's crazy to think about it. 

But it's so true. 

So to the person out there who is thinking about giving up. 

Know this. 

Some of the most successful people on this platform. 

Have been right where you are right now. 

I know them.

I interviewed them. 

They would tell you. 

Keep.

Going.

How important is perseverance in real estate investing?

How can perseverance help someone who is thinking of giving up?

A simple (but stupid) mistake a lot of investors make.

(Never do this.)

When buying a deal, you need to walk every unit.

Not just a few units.

Every unit.

Even when doing the physical inspection, a lot of people just enter a sample size of units.

Again:

Never do this.

You need to enter every unit and inspect its condition…

And you need to verify what the rent roll says.

The rent roll says the unit is occupied?

Walk in. See if it’s occupied. 

When it comes to protecting investor capital (and investing your own money), you can’t afford to just assume the information you’re getting is accurate.

-> You have to be meticulous.
-> You have to be skeptical.
-> You have to be diligent.

If the building has 144 units, walk through 144 units.

Ask questions.
A lot of questions.
An uncomfortable amount of questions.

It’s a simple task.

And because it’s simple, it’s often overlooked.

Pay more attention to the details than anyone else.

That might sound simple.

But it’s certainly not stupid.

“Ma’am, I don’t have 90 minutes to talk to you for a $100,000 investment.” 
 
Yikes.  
 
A potential LP investor told me this story the other day: 
 
• She reached out to a syndicator. 
• She was redirected to his team. 
• She was finally put in touch with the syndicator. 
 
And when she got on the phone with him? 
 
She got the cold shoulder. 
 
Why? 
 
She said it felt like the syndicator didn’t value her investment because it wasn’t big enough. 
 
This woman: 
 
• Had never invested in a syndication. 
• Was terrified of sending her wire. 
• Needed some hand-holding. 
 
And for those reasons, she was overlooked and disrespected.  
 
I’ve written about similar experiences as an LP investor. 
 
It’s crazy to me. 
 
Maybe it’s because I’ve been an LP investor myself, but I pride myself on being there for potential investors. 
 
I’m there to answer questions, to clearly communicate, and to ease nerves as much as possible.  
 
It doesn’t matter if you’re investing $100,000 or $10,000,000 — every investment deserves the same level of trust and care. 
 
𝗣.𝗦. 𝗛𝗮𝘃𝗲 𝘆𝗼𝘂 𝗲𝘃𝗲𝗿 𝗲𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲𝗱 𝘀𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝘀𝗶𝗺𝗶𝗹𝗮𝗿? 

I got $17,083.33 every time I picked up the phone. 
 
(For a grand total of $1,025,000.) 
 
Last year, I was part of a capital raise. 
 
We were trying to raise $18.5M in 4 weeks and I had committed to raising $1M myself. 
 
I had a list of 60 potential investors. 
 
So I picked up the phone and started dialing.

At 60 total calls, that works out to about $17,083.33 per call just for being willing to face rejection. 
 
You will always hear “no” more than you hear “yes.” 
 
It’s not so much a rite of passage as it is a prerequisite for success. 
 
Most people are terrified of rejection, and they let it keep them from playing the game. 
 
But the more comfortable you get with it, the more money you’ll make.

- His family asking why he didn't have a bigger house 

The funny thing? 

Now he's worth 1000x compared to all of them. 

"Jesse, if you're willing to wait you will become rich." 

That hit me hard.

This guy never bought any of that.

-> Real estate

-> Real estate 

Never sold a thing. 

Lived below his means and kept reinvesting. 

𝗔𝗿𝗲 𝘆𝗼𝘂 𝘀𝘂𝗿𝗲 𝘁𝗵𝗮𝘁 𝗴𝘂𝘆 𝗽𝘂𝗹𝗹𝗶𝗻𝗴 𝘂𝗽 𝗶𝗻 𝘁𝗵𝗲 𝗟𝗮𝗺𝗯𝗼 𝗶𝘀 𝗮 𝗺𝗶𝗹𝗹𝗶𝗼𝗻𝗮𝗶𝗿𝗲? 

I bet they are actually broke.

I’ve noticed something that bothers me about the real estate corner of LinkedIn.

No one talks about the risks.

So I thought I’d give a quick rundown of the 9 most common risks of real estate investing.

1. Market Risk:

The success of real estate partially depends on:

-> Demographic shifts.
-> Economic policy.
-> Interest rates.

2. Exogenous Risk:

These are risks that have an element of randomness. What’s outside your control that can affect your investment’s performance?

Things like:

-> How your tenants maintain gainful employment
-> If the government changes laws or refuses to grant a necessary permit
-> A new property is built that obstructs the views that made your property more desirable

3. Property Type Risk

Each property type is exposed to different potential disruptions.

For instance:

-> E-commerce trends can disrupt industrial/retail investments.
-> Work-from-home can disrupt multifamily/office investments.
-> Platforms like Airbnb and VRBO can disrupt hotel investments. 

4. Business Plan Risk 

Depending on the investment strategy, this could be things like:

-> Construction risk.
-> Entitlement risk.
-> Lease-up risk.
-> Liquidity risk.

5. Functional Obsolescence 

(Yes, that’s a real term I learned back in college at UW-Madison)

This is the risk that attributes of a building are no longer preferable, making a property obsolete.

For example, office buildings that have low ceilings, columns everywhere, and smaller windows are no longer desirable.

6. Deal Structure and Decision Making

An ideal partnership should have experienced, level-headed decision-makers with aligned incentives.

Not every partnership is ideal.

(Which is why investing with someone you trust is so important.)

7. Credit Risk

In real estate, income drives value.

That income is largely dependent on the quality of your tenants.

All else equal, an industrial property with an unproven startup as the tenant will be valued much lower than if the property were occupied by Amazon.

8. Leverage/Financial Risk

Leverage is a double-edged sword.

It can boost returns for successful investments, but it can also drag poorly performing investments down even further.

Leverage isn’t inherently bad, but you should be careful with it.

9. Sponsor Risk

-> Is the sponsor experienced?
-> How do they respond to stressful situations?
-> Are they overly optimistic in their return projections?
-> If they were to pass away, who would take over for them?

It’s up to you to do your homework.

99% of you give up before the start line. 


You don't even give yourself a shot. 

That was me at one time in real estate.

I can't do deals. 
I can't raise money.
I can't find partners. 
I can't talk to brokers. 

You are your #1 obstacle. 

Kill the "I can't" 

Breath the "I can" 

I was there too. 

Get in the game. 

Get off the sideline. 

Take it one play at a time. 

I wanted to quit so many times. 

When I was kid. 

My father had a quote that he hung in his office. 


"No one ever remembers the name of the guy that quit." 


After I completed Ranger School years later. 

I was catching up with a few buddies. 

We were sharing stories about the school house. 

Talking about guys we knew. 

The people that quit. 

Couldn't tell you their names. 

Maybe it was the 45mins of sleep I averaged. 

Or starvation. 

But I swear I couldn't remember their names. 


Bottom line:

Quit. 

No one will ever remember you. 

Period. 

How important is motivation in achieving success?

2 years ago I could not have dreamed of building a company. 

Every time I thought about doing it. 

I found every excuse why I couldn't.

Not enough experience. 

Not enough money. 

Not enough time. 


I woke up one day and looked in the mirror. 

I repeated to myself...

"If it is to be, then it's up to me". 


The last 24 months have been some of the hardest of my entire life. 

Not a day goes by when I am not grateful. 

However dark that tunnel is. 

There's a light at the end. 

The question is. 

Who is going to quit in the dark tunnel? 

And who is going to see it through. 

Keep. Going. 

You can retire at 65. 

I will retire at 35. 


One reason. 

𝗗𝗲𝗹𝗮𝘆𝗲𝗱 𝗴𝗿𝗮𝘁𝗶𝗳𝗶𝗰𝗮𝘁𝗶𝗼𝗻. 


-> You work 6 days a week. 

-> To have one day off. 


-> You work 50 weeks a year. 

-> To get 2 weeks off. 


-> You work 40 years. 

-> To enjoy maybe 10. 


Does any of that make sense? 

So, why are you doing it? 

You can start making a change today. 

-> Building more streams of income. 
-> Start investing in real estate. 
-> Pivot from your path. 

No one is forcing you to work till 65. 

It's a choice. 

Make it however YOU want to. 

But know one thing for certain. 

It doesn't have to be that way. 

Your financial situation won't change. 

𝗧𝗶𝗹𝗹 𝘆𝗼𝘂 𝘁𝗮𝗸𝗲 𝟭𝟬𝟬% 𝗿𝗲𝘀𝗽𝗼𝗻𝘀𝗶𝗯𝗶𝗹𝗶𝘁𝘆. 

Period. 

Nothing changes. 

If nothing changes. 


I used to blame other people.

-> Government.
-> My upbringing. 
-> The Federal Reserve. 

And then I stopped...

That will never take you anywhere. 

You decide.

Working 70 hours a week will not make you free. 


You've been told:

-> Hustle
-> Hustle
-> Hustle

I don't want to hustle. 

I don't want to grind. 

I want to create a machine

That monetizes and cash flows. 

Compounds over time. 

And pays me while I sleep.


Kill the hustle. 

Grow the process. 

I will never work 70 hour weeks again.
