1) You squander wealth you don't earn. 

• In the context of this business. It was inherited. 
• The father did not understand the business.
• But he felt he could take on the task.
• Just a few years later?
• It was gone.

LESSON:

The hard work it takes to build wealth lead to the lessons that help you keep it.

2) You must use leverage wisely.

• The grandfather had heavily leveraged the business.
• The grandfather's intent was to sell the business.
• But then the grandfather passed.
• & the father didn't have the operational knowledge.
• Your decisions have consequences in business.
• But consequences are amplified with debt.

LESSON:

Debt is a tool. But if misused? The consequences can be catastrophic.

Get used to the frustration of failure.

In the last 365 days, between my clients & I:

Here's 3 tips to write content that converts: 

1) Write about big brands. 

• I've seen a few people hate on this approach. 
• I'll show you the stats behind the madness. 
• Think Starbucks & famous entrepreneurs. 
• 16 total posts. 2,172,582 impressions.
• AVG: 135,786 impressions / post.
• & that's just in the last month.

But what are impressions without followers?
The 16 posts were from 6 different clients. 
Those clients averaged a 1.28X multiple 
rise in followers compared to 
their average week. 

2) Have $ signs & numbers in hooks. 

• I looked at my top 100 hooks from my clients & I. 
• 80 out of 100 hooks had a $ sign in the hook. 
• 16 out of 100 hooks just had a # in the hook. 
• 4 out of 100 hooks just had words. 
• (I stole this from MrBeast)

Say what you will about writing content on LinkedIn. 
For my clients & I. $ signs & numbers work.  

3) Write GOOD content. 

• With content I do not subscribe to more is better. 
• Better is better. 
• I've spoken to many people, who've: 
• Posted for years. With 0 leads. 
• Do not post just to post.

(That have surprised me)

1. Cash flow is king for accredited investors.

• I'm seeing more deals get funded with 1 focus. 
• Not value-add. Not development.
• Cash flow.

2. Development is king for family offices.

• The conversations I have with capital allocators. 
• RIAs, family offices, etc. 
• A lot of them are focused on developments. 
• I feel like this is contrary to the news. 
• Are you seeing the same thing? 

3. First time investors want to operate. 

• I've heard this a lot from experienced operators. 
• But I'm starting to experience it for myself now. 
• People who haven't invested in CRE before? 
• They want to buy, buy, buy.

Facebook’s (Meta) share price opened at $38.00.

In the next year, shares never exceeded $33.05. 

Facebook had a PR problem. 

Stock analysts couldn’t get past Facebook’s inability to monetize mobile. 

At the time, they only had ads on the right side of desktops. 

So, Zuck being Zuck, Meta created mobile ads. 

Dead center of the feed.

I spoke to the CEO of a direct response marketer who was active during this time. 

In 2012, as a direct response marketer, this move was a goldmine for them. 

At their peak, they were paying $0.01 per click. 

Unfathomable these days. 

& it led to the single greatest stretch of growth in their business.

Every successful Founder I know capitalized on a wave of opportunity. 

Your job, as a founder, is to position your business for that wave. 

• Build your team,
• Build your product, 
• Build your systems,
