Been seeing a lot of this guy posting lately trying really hard to be the next real estate influencer.

But let’s be honest.. a lot of what he’s saying isn’t accurate. Some of it’s true, some of it’s half-truths dressed up as breaking news. So let’s clear the air and talk facts.

He’s saying 

✅ You can now write off $1M in expenses 
✅ Bonus depreciation is back 
✅ Debt is the new tax tool 
✅ Opportunity Zones mean generational wealth 
✅ And new family-first wealth accounts are the next big thing

Sounds great, right? Until you look closer.

Here’s the truth 
💡 Section 179 isn’t capped at $1M anymore. It’s actually higher, closer to $2.5M with a bigger phase-out. 
💡 Bonus depreciation is back at 100%, but only for certain qualifying assets and improvements. 💡 Debt deductions got loosened, but it’s not a free-for-all. The interest rules just shifted back to an EBITDA basis. That helps smart operators, not careless ones. 
💡 Opportunity Zones were extended, yes.. but they’re not magic. Bad projects are still bad projects. 
💡 And those new family wealth accounts?  

Theyexist, but think incremental savings tool, not instant generational wealth.

So what does all this really mean? It means the playing field did shift, just not the way the hype videos claim. Smart agents and investors will use this window to reposition.

They’ll stop grinding 60 hours a week on the transaction hamster wheel and start thinking like business owners.

Use the new tax law to free up capital. Reinvest it strategically. Build influence. Package your knowledge.

Some weeks change you more than you realize. The eXp Convention in Miami did that for us.

Ashley and I came home.. and immediately hit the ground running. It’s been a busy and really good stretch.. but I’ve been wanting to share this because that week genuinely shifted something in us.

We learned a lot. We were surrounded by people we admire. We had conversations that pushed us in all the right ways. And I came back sharper.. more grounded.. and more focused on serving at the highest level for my clients and my team.
