With over 14 years of experience in alternative asset investing, Nick has been involved in multiple real estate and energy syndications, serving as a General Partner and a managing partner.

The cry was loud. 

Nick, I can only think about my kids When I'm at work.

When I'm with my kids, all I can think about is doing more deals.

We met for coffee for 2 hours and I just listened and helped him process.

Then I suggested something that will forever change his business.

→ A ride along.

Let me ride along with you and I'll help implement some
→ business systems
→ tools
→ processes
→ and help you delegate

so you don't have to do your accounting after the kids goto bed.
so you don't have to run to Menards 5x a day.
so you don't have to be involved in every business decision

I broke down his day in 15-minute chunks.
we wrote down each task we did
then at the end of the day we decided

→ what he could delegate
→ how much his time was worth
→ and HOW MUCH MONEY he could save by delegating.

5.5 hours of tasks a "runner and $20/hr worker" could do
and 2.5 hours of high-level tasks only he could take on.

He likes to find great real estate deals.
→ HES GOOD AT IT (he has 42 properties)

so 5.5 x $200/hr (his hourly wage) = $1,100
$1,100 - (20*5.5) = $1,100 - $110
= $990 total savings.

that was just one day.

Imagine if he did this every day.

This is just one small change you can make.

Many of us invest blindly in a target-date fund. I was guilty, but then I started intentionally investing.

There's nothing wrong with a target date fund.

"set it and forget it."

However, the companies I invested in needed to align with my faith-driven values.

Is there another way?

Alternative Investments.

Outside of standard Stocks, bonds, ETFs.

They are now accessible to the everyday investor.

→ self-storage

→ remind myself, that only God has a perfect to-do list.

Monday mornings I schedule an hour to prepare for the week.

 It’s in my calendar and it is protected.

I call it my weekly startup.

I go to one of my favorite coffee shops and walk through my weekly startup ritual. 

𝗜 𝘀𝘁𝗮𝗿𝘁 𝘄𝗶𝘁𝗵:
→ wins from the previous week
→ aim for at least three. 
• Starting with wins builds momentum as I move into looking back and looking forward.

𝗧𝗵𝗲𝗻:
• I review last week's weekly big 3 (top three goals from last week)
• I evaluate 
  → how I did
  → did I accomplish it and 
  → what helped or hindered my accomplishment of it.
  
  My usual takeaway is:
** that I didn’t schedule time in my calendar to complete my most important tasks

𝗙𝗶𝗻𝗮𝗹𝗹𝘆, 𝗜 𝗺𝗼𝘃𝗲 𝘁𝗼:
→ what goals this week will help me achieve my quarterly and annual goals?
→ I review 7 key areas for the week and plan my week accordingly.
→ I look at the week and put in the highlights for each day
→ I try to see where my schedule may have gaps, double bookings, or events that may be too hard to have back-to-back. 
→ I try to fit in the big rocks and schedule at least 2 hours for each.

After I look at the week I re-evaluate, can I accomplish these tasks for the week?

Then I move to the mind purge (more tomorrow)

The secret is to schedule in your startup in your calendar.

Say NO when asked for that slot! 

Sometimes Friday afternoon, Sunday or Monday work best.

Just because Calendly defaults to 30, or 60

 doesn't mean that has to be your default meeting time.

I do have 60 or even 90-minute meetings with investors.

Last night I had happy hour with a prospective investor for 2 hours.

I love meeting with people, and I only want to if there is clarity in why we are meeting.

More time saved is more opportunity for impact.

I have been a real estate investor since 2012.

→ It all started with a vision to be more generous.

We were mentoring students, and they were looking for support.

We tried several side hustles but discovered real estate.

→ electric scooter charging wasn't cutting it

We grinded with our first duplex; it was a smashing success.
→ tenants had a better place to live than most
→ below market rents
→ quality place to live

but...

it was eating up our time.

We had several kids, and I was tired of running across the street to fix things during naps.

I wanted to be more present with my wife and kids ...

and

→ still meet our needs and bless others.

I read books and invested in coaching and mentorship.

And learned how to invest in commercial properties.

→ Multifamily Apartments
→ Industrial complexes
→ Oil and Gas
→ Private lending

I've done 7 larger syndications and have new deals launching this month.

Now, I'm not running across the street fixing properties.

→ I can invest truly passively 
→ no toilet calls in the middle of the night
→ no cutting the grass
→ no fixing problems

And the properties we invest in WE ACTUALLY CARE about their tenants
→ we create learning centers
→ we invest in our tenant base
→ we fix things promptly

It's a crazy thing; when you serve your tenants, they want to stay longer!

Gomeli Malyapya of Mapinduzi used to wake up daily at 3 am for the long walk to find water (a dirty, shallow pond). 

Once found, she had to stand in line and wait until the landowner’s animals drank first. 

Returning home by midday, she used her ration of 5 gallons for the needs of her family of 8. 

To save time the tired women often did not boil their drinking water. 

Many drank this contaminated water and as a result, became sick. 

Most women washed clothes once a month and themselves once every 3 days. 

When Jim's daughter Lisa shared the story of Mary and Gomeli, 

his heart broke then his engineering mind kicked in and he thought,

Jim and his wife Katie felt called to bring this most basic need of clean water to others in the area. 

They founded Tanzania Life Project in 2005. 

→ Though now deceased, Jim and Katie’s legacy lives on 

TLP continues successfully installing clean water systems in villages most in need in Central Tanzania.

Life in the village is better now that they have plenty of clean water, better health, and more time to spend with their families!

My wife is named after Jim's wife Katie

Tanzania Life Project will be my first partner nonprofit.

→→ Investors still receive their full returns but on my company side,

I will start by giving away a portion of my company-side GP return.
