In 2005, I quit my corporate job to start a business. I wanted my applied mathematics, processes, and software development skills to be a unique competitive advantage. I chose a business providing services to real estate investors. Having purchased multiple investment properties, I knew there was a need. All realtors did was send me MLS data sheets. I had to do everything else. Find properties, analyze, renovate, everything. It took too much time and effort. Plus, I made some expensive mistakes. I want my clients to avoid my costly mistakes, shorten their learning curves, and minimize their time and effort involved in the investments. I started by surveying all the available investing information. I only found gurus touting things like "Secrets the wealthy don't want you to know.” No processes, analytics, or facts. So I had to blaze the trail. It took (a lot of) time and work, but I created an end-to-end investor service model. Property identification, validation, transaction, renovation, and management. My results? - Delivered over 490 properties (>$125M). - More than 90% of clients buy more than one property, and over 80% buy more than two. My largest source of new clients is referrals from existing clients. So, I know my processes work, and my clients are happy with their investments. - 8% average annual rent growth from 2013 through Q1 2022. - 15% average annual appreciation from 2013 through Q1 2022. - Average vacancy rate of less than 2%. - 2008 crash - Zero decline in rent and zero vacancies. - COVID - Almost no impact - Eviction moratorium - No impact - Less than 10% of clients live in Las Vegas. All others live in other states or countries and invest remotely. The process I follow to deliver the above results boils down to the following: 1. Choose the right investment location. 2. Choose the right tenant pool segment. 3. Choose properties your target tenant pool is willing and able to rent. 4. Renovate the properties to attract your target tenant pool and maximize rent while minimizing time to rent and maintenance costs.
