🏦 Sometime in 2017 thanks to a desire to create passive income, I discovered multifamily real estate investing and fell in love.

👛 I put together my first deal with a group of friends in 2019, a 28-unit in Houston, TX.

We put our second deal together, a 12-unit, in Austell, GA.

Our 3rd, a 56-unit in Atlanta, GA, followed by a 96-unit in Augusta, GA.

Our 5th deal, our largest, a 278-unit in Shaker Heights OH came together during COVID, our most difficult to pull off, but had so much untapped potential.

If the math doesn’t work before the upside…
I don’t care how big the upside is.

Most deals fail right there.

This one didn’t.

Not because of projections.
Not because of a story.

But because the structure did the heavy lifting.

Think:

- Investors get paid before growth is even relevant
- Cash flow exists independent of optimism
- Tangible assets sit underneath the entire operation

Strip away the industry label and you’re left with something familiar:

- Priority of capital
- Early durability
- Downside protection

That combination is rarer than people think.

Especially in sectors most people casually dismiss as “speculative.”

If you spend more time evaluating how a deal is built than how it’s pitched,
we’re probably playing the same game.
