I've done 112 Real Estate deals in the last 24 months. And I have never taken a loss until now.

1. Your rent is 15%+ + above market rents.


2. You get a rent increase every year, which = MORE CASH FLOW. 

3. The rent is never late. It's paid on the 1st every month by the government.
