Confession: I don’t actually work that much anymore.

And I make way more now than I did when I was “grinding” in tech 12+ hours a day.

Back then, my schedule looked impressive on paper:
✅ 6 am–6 pm days
✅ Back-to-back meetings
✅ Slack messages at midnight
✅ “Busy” = productive (so I thought)

But here’s what nobody tells you:

Working harder doesn’t guarantee you earn more.
It just guarantees you’re tired.

Today, my weekdays look a lot different…
Most days, I take a long lunch and go for a walk or a run with my wife, Monday–Friday.

No guilt... at least most of the time.

No, “I should be doing more?" even though it creeps up sometimes.

No asking permission.

Because I didn’t build a business that pays me for my time…

I built a business that pays me for my decisions.

In real estate, the paydays come from:
finding the right deal
making the right offer
having the right team
executing the right plan

Not from sitting at a desk “looking busy.”

It’s not about working 12 hours.

It’s about doing the right 2 hours.

If you’re still stuck in the “grind = success” mindset…

I've spent over $60K on real estate courses and masterminds.

Most of it? Trash.

The "quit your 9-5 and be free" pitch sounds great on a YouTube ad.

But the people who build real wealth? They play the long game.

No PTO request.
No “quick approval?” Slack message.
No guilt.

Just… left.

And the crazy part?

The world didn’t end.
My business didn’t collapse.
Nothing caught on fire.

Because when your income is tied to your time, Friday off feels expensive.

When your income is tied to assets…
Friday off feels normal.

That’s the difference between:

Working for money

vs.

Money working for you

Real estate gave me something I didn’t even realize I was chasing:

Freedom without permission.

Not “one day I’ll be free.”

It’s Friday.

And for the first time in my life… I’m not bracing for the weekend.

No constant jus checking one more email.

No phone buzz giving me that little shot of anxiety.

No feeling like I’m technically off… but still mentally clocked in.

Because I remember what it used to be like:

✅ Weekend plans… interrupted
✅ Family time… half-present
✅ “Relaxing” while refreshing Slack and email
✅ Being stressed on Sunday about Monday

Now?

Weekends are actually weekends.

And I’m insanely grateful for that.

Not because I work less.

But because I built something that doesn’t require me to hold it together every second.

Owning real estate changed my life.

Building a team changed my peace.

This weekend my calendar is full, but in the best way:

⚽ 2 soccer games
⚾ a baseball tournament
⚾ baseball practice

And instead of trying to squeeze “life” in between work I get to be all-in with my kids.

No guilt.
No stress.
No constant checking my phone like something bad is about to happen.

That’s what freedom looks like to me now.

Not Lambos.
Not flexing.

Just being present with the people I’m building all of this for.

We walked past this car 5 or 6 times during our trip to DC.

Each time I told Clint how amazing it looked. Matte black Range Rover just sitting outside our hotel.

Each time he found a reason to downplay it. "You wanted white." "TT V8 too much power" Just brushing it off.

On our last night, he handed me a small box. Said it was a Christmas gift that came late.

I opened it. A key fob.

I looked at him confused. He just smiled and said "let's go outside."

When I walked out, the valets started cheering. Turns out everyone had been in on it.

That car I kept admiring? It was mine.

I started laughing. Then crying. Then both at the same time.

20 years ago when we first started dating, Clint told me he'd give me my dream car one day. I never forgot it. I just didn't expect it to be now.

This year has been a whirlwind.

Faith-based work that transformed my relationship with God, my husband, and my daughters. Changing jobs after 9 years. Getting a raise. Then walking away from corporate life entirely.

And now this.

A year ago I couldn't have imagined any of it.

No matter where you're at right now or how hard things feel, it's wild how fast life can change when you stop forcing it and start trusting the path.

Grateful doesn't even begin to cover it.

Tell me you’re a dumb real estate agent without telling me you’re a dumb real estate agent……
An award-winning agent commented on my post and said:

"ARV usually means nothing. Somebody thought up a term to sound knowledgeable.”

Could you let that sink in?

ARV (After Repair Value) is literally one of the most important numbers in real estate investing.

It’s the entire reason flips, BRRRRs, and value-add investing even work.

But here’s what’s scary: this agent wasn’t trolling.

He was confident.

And that’s the problem:
The barrier to entry to become a real estate agent is way too low.
And it’s costing buyers and investors real money.

Because when an agent believes ARV means nothing, they’re basically admitting they don’t understand:

How value is created and how rehab budgets are justified.

They have no clue how deals are priced andhow investors make decisions.

ARV isn’t a “made-up term.”

It’s literally the market value of a property AFTER improvements.

It’s comps.
It’s math.
It’s reality.

Agents like this are out here sending “great deals” every day, and they are a trap that can make people lose money.

The sad part is, I don't think they are bad people; they are just clueless.

And the second things that matters most is building relationships. 

Having relationships with agents Is paramount to be successful. 

And that’s why cold calling agents is still something I do. 

After talking to this agent th first time he sent me three off market deals.
