I bought a condo to flip. 
( never buy condos to flip)

It was in a great location and should have been an easy in and out job. 
( It took longer as it was 20 mins outside my buy box)

We had some surprises that went over our budget. 
( Always check your big ticket items)

And we listed at a slow time of the year. 
( Timing of our listing matters) 

We priced it high to make up for losses. 
( We should have listed low to get the right attention)

Another day, another notary dropping by the house as I close on a deal.
But this one came from trying to talk a kid OUT of working with us.

We've been looking for the right fit for months. Told Clint we need someone young and hungry who sees the value in working hard and learning skills that actually make money.

Problem is, most 18-24 year olds we talk to want $200k+ year one. Million by year two. With guaranteed salaries.

Even though they're at the perfect age to take risks - no spouse, no mortgage, no kids.

Few weeks back, Clint took a call to give a friend's son some advice about real estate. Casual conversation turned into an opportunity.

We tried to convince this kid why he 𝘄𝗼𝘂𝗹𝗱𝗻'𝘁 want the job:

No salary.
Lots of grinding.
Long hours.

His response? "I'll work for free. Don't need commission. Just want to learn."

Lives with his parents. Low overhead. Not focused on money right now - focused on gaining experience.

Probably be work optional before 30.

Meanwhile, the ones demanding huge salaries upfront? Still waiting for their "perfect opportunity."

The biggest takeaway from this deal is to "Know Your Market". 

This house is in a small pocket that has great rent to price ratio which means I knew my buyer would be an out of state section 8 buyer. 

We had 6 offers in two days and went with the highest cleanest offer.

Sometimes a successful weekend is just some quality time with family enjoying the simple things like a family game night.
